HomeMy Public PortalAboutPCM 1991-11-13-., , , ` PLANNING COMMISSION NOVEMBER 13, 1991 The regular meeting Board present were present were Brown was called to order Chairman Day at 7:40 p.m. Jensen, Shirpiro, Schmidt, and Swatzell. Also and Winter. Minutes of the previous meeting were approved as written. MINOR SUBDIVISION PLATS: HERSMAN: Randy Atwater representing this plat showed an as build of the property that was built in 1981'. Atwater has a problem with preparing a Cando plat as the banks will not lone money on Condo's except under situtations that this property can not meet. Jensen advised that he should do a Townhouse Plat where they own the ground under the Townhouse and decs... provide for a number of other shared issues. Atwater will proceed with this idea. Also discussed was the possibility of obtaining the lot next to these 2 units and actually providing a lot line and party wall, thereby meeting the zoning regs. for minimum lot size if they have to. Jensen moved that the plat pass to Town Board with appropriate reviews by Town attorney prior to said meeting, 2nd Shipiro, carried. OLD POST OFFICE PROPERTY: Board reviewed the plat that extracts 8' from Town property and extracts 540 sq. feet on the back of the property to exchange with the Town. This exchange solves the building encroachment onto lot 3 and provides for set back requirement on that side. Swatzell moved to approve the plat, 2nd Jensen carried. OTHER BUSINESS Board worked on the Business zoning language. Discussed was that the development criteria that is necessary to be added has been done under a general section and does accomplish the general needs of issues when developing property. Board worked on language just in the Zone 2 definition. Ideas discussed were as follows: 1. Allowing all the residential uses on this zone as there are so many at this time. 2. Front set back for business's on Highway 40 may be to the sidewalk with an eyebrow over the sidewalk. If set back from the sidewalk landscape must be provided in this space along with other landscape requirements. ýÿ 3. Business on other streets must have the 20' set back to provide parking on streets that have a 60 foot ROW. Also discussed was allowing a 5 foot set back on the rear lot line for business°s. Brown will work these thoughts into language for the Board to review. No further business, meeting adjourned at 10:00 p.m.
