Based upon a public hearing for a Zone Vari- ance to allow a storage room addition within 2' 6" instead of the required five (5) feet from the rear property line on a reverse corner lot in the R -1 zone the Planning Commission finds: 1. That there are no exceptional or extraordinary circum- stances or conditions applicable to the property involved or to the intended use of such property, which do not generally apply to other properties in the same zone; and 2. That the granting of the variance will be materially detrimental to the public welfare or injurious to the adjacent property; and 4. That there are no special circumstances as provided in Section 65906 of the California Government Code. Section 2.
