Thursday, August 20, 2020
The Brewster Old King' s Highway Regional Historic District Committee, acting under the Massachusetts
General Laws, Chapter 470, Acts of 1973 as amended came to order remotely at 4 : 00 pm . Committee
members present were George Carey, Jim Trabulsie ( Chairman ) , Tom Turcketta and Sara Provos ( Senior
Department Assistant ) . Carol Appleton, Steven Bergquist and Patricia Busch were not present .

Michael and Kelli Marcell, 0 Tubman Road, Map 65 Lot 25
Single Family Dwelling with Detached Barn
■ Thomas Moore of Thomas A . Moore Design Company represented the homeowner .
■ James Trabulsie read into record the specification sheet for the project .
■ Mr . Moore noted that one bay of the garage was omitted and the updated site plan will be
provided when available .
■ Mr . Moore clarified that the outdoor shower enclosure will be wood .
■ Tom Turcketta moved to accept as proposed . George Carey seconded .
■ All voted in favor .

Addition
■ Application will be continued to the September 10, 2020 HDC meeting .

Joshua and Deborah Straughn, 6 Blueberry Pond Drive, Map 100 Lot 59
Detached Garage
■ Mr . and Mrs . Straughn represented themselves ,
■ Jim Trabulsie asked for clarification on the specification sheet as it related to the foundation exposure , Mr .
Straughn clarified that the exposed foundation above grade would be less than 6" . Mr. Trabulsie stated
that he would modify the application to state less than 6" .
■ Shingles will match what is existing on the home now .
■ Tom Turcketta requested clarification of the frontage of the garage door and which street it will be facing .
Mr. Straughn noted that the garage front will face Millstone Road .
■ Mr. Turcketta stated that the steel garage door appears to be a commercial style and does not meet
historic characteristics .
■ The committee requested that the windows have fixed grills and the chairman updated the specification
sheet to reflect that the grills will be fixed .

Lowell and Susan Outslay, 39 McGuerty Road, Map 94 Lot 75
Sheds (Two)
■ Jim Trabulsie made the committee members aware that this was originally presented as an Exemption ,
however due to the location of the sheds he felt that this did not meet the Exempt status and asked the
applicant to complete a Certificate of Appropriateness .
■ Susan Outslay the homeowner was present for the meeting .
■ Jim Trabulsie read into record the specification sheets for both sheds .
■ Sara Provos read into record an abutter letter from Mr . John McGuerty .
■ George Carey accepted as proposed . Tom Turcketta seconded .
■ Vote 241 0 — Approved .

Stephen Najarian, 571 Stony Brook Road, Map 25 Lot 20
Single Family Dwelling
■ Stephen Najarian represented himself.
■ Jim Trabulsie read into record the specification sheet for the new dwelling being proposed .
■ Tom Turcketta asked for clarification on the windows that will be used . Mr , Najarian stated that he is
leaning toward using Anderson windows and will provide specifications once he confirms the manufacturer
he will be using .
■ Sara Provos read into record an abutter letter in approval of the project from Ms . Elaine Harper who
resides at 560 Stony Brook Road .
■ Tom Turcketta moved to accept as proposed with Anderson A series cut sheet . George Carey seconded .
■ All voted in favor .

Melanie Braverman, 2095 Main Street, Map 68 Lot 43
Vinyl Siding and Windows
■ Jim Trabulsie noted that this application was originally presented as an Exemption , however due to the
number of windows being replaced and the proposal of using vinyl siding he felt it should come in front of
the Committee via a Certificate of Appropriateness .
■ Jim Trabulsie stated that this is on the National Register of Historic Places and listed on Brewster's 300
Historic Homes .
■ Melanie Braverman the homeowner and Rob Donadio from NewPro were on the call .
■ Tom Turcketta asked if the casings would be replaced with the windows .
■ Mr . Donadio stated that the windows will be vinyl insert replacement windows, six over six with external
grids and casings will mimic what is on the home now; capped with j- less casing .
■ Mr , Trabulsie stated that the cut sheet for the windows must be provided before approval is granted .
■ Tom Turcketta motioned to approve as amended ; amendment is to accept replacement of ( 32 ) windows
pending cut sheet being provided and vinyl siding has been denied . George Carey seconded .
■ All voted in favor .
