Pursuant to Governor Baker ' s March 12 , 2020 Order Suspending Certain Provisions of the Open Meeting Law and his March
15 and March 23 , 2020 Orders imposing strict limits on the number of people that may gather in one place , this meeting will
be conducted via remote participation to the greatest extent possible . Specific information and the general guidelines for
remote participation by members of the public and / or parties with a right and / or requirement to attend this meeting may
be found on the Town ' s website at www , brewster - ma . gov , For this meeting , members of the public who wish to listen to the
audio broadcast may do so via the Town of Brewster website at http : // Iivestream . brewster - ma . gov or on Channel 18 . No in -
person attendance of members of the public will be permitted , but every effort will be made to ensure the public can
adequately access the proceedings in real time via technological means . The Town has established specific email addresses
for each board and committee that will be meeting remotely so that residents can send their comments in writing either
before or during the meeting . For this meeting , please send contact ZBAmeeting@brewster - ma . gov . In the event we are
unable to live broadcast these meetings , despite best efforts , we will post on the Town website an audio recording,
transcript , or other comprehensive record of proceedings as soon as possible after the meeting at http : //tv . brewster-

ZBA Case #20-12 : Applicant : Elevation Financial Group, LLC . Applicant seeks a use variance in accordance with Brewster zoning
bylaw 179-52 and MGL 40A § 10 to allow re- use of the existing 121, 096 sf nursing home and assisted living facility, and re- use of
the existing parking, as modified, located at 873 Harwich Road ( formerly Wingate ) for multifamily dwelling use . The
redevelopment and re- use of the existing 231 beds in 154 units is proposed for senior, age 55+ independent rental dwelling units .
The reconfigured units will result in 138 beds in 63 studio apartments, 67-one bedroom units and 4 two- bedroom units . The
property is located in the RL zoning district, and on Brewster Assessor Map 63, Lot 13, 14, and 15 (continued from September 8,
2020) .

ZBA Case #2044 : Applicant : Bob Bacchiochi . Pursuant to section 179 . 42 . 2 of the Brewster zoning bylaws, applicant seeks a Special
Permit to construct an 867 square foot Accessory Dwelling Unit ( ADU ) on the second floor of an existing garage on property located
at 585 Slough Road in the Residential Rural ( RL) zoning district and identified on Assessor Map 10, Lot 75 , and within the Water
Quality Protection District overlay .
ZBA Case # 2045 : Applicant : Next Grid Patriots, LLC . Pursuant to Brewster zoning bylaws section 179-52 and 17945, Table 2,
footnote 10, applicant seeks a dimensional variance for a sideline setback from the Industrial District boundary of 177 . . 5 feet
( where 200 feet is required ) for a ground mounted solar photovoltaic array on property located at 0 Mid Cape Highway ( off
Freeman' s Way) in the Industrial ( 1 ) zoning district and shown on Assessor Map 119, Lots 6 and 8 .
Notice of Project Change : Brewster Woods Comprehensive Permit ( ZBA Case # 17 - 21 ) . Attorney Peter Freeman on behalf of
Applicant Brewster Woods Preservation Associates Limited partnership seeks a determination of insubstantial project
change relative to the affordability restriction in the event of foreclosure .
