HomeMy Public PortalAboutResolution 91-1594 PC" " RESOLUTION NO. 91- 1594PC A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TEMPLE CITY DENYING CONDITIONAL USE PERMIT 91 -1084, A REQUEST BY DAS SHEENH TO ALLOW THE CONSTRUCTION OF A NEW TWO - STORY SINGLE FAMILY RESIDENCE WITH 3,004 SQUARE FEET OF LIVING AREA AND A FLOOR AREA RATIO WHICH EXCEEDS .35 IN THE SINGLE - FAMILY RESIDENTIAL (R -1) ZONE FOR PROPERTY LOCATED AT 5606 GOLDEN WEST AVENUE. (SHEENH) The Planning Commission of the City of Temple City does hereby resolve: Section 1. Based upon a public hearing for the above Conditional Use Permit, the Planning Commission makes the following findings: CONDITIONAL USE PERMIT 1. That the site for the proposed use is not adequate in size, shape, topography and circumstances in that the subject lot contains only 6,000 square feet of lot area and 50 feet of street frontage, which does not easily accommodate a dwelling of the size being proposed; and 2. That the site has sufficient access to streets and high- ways, adequate in width and pavement type to carry the quantity and quality of traffic generated by the proposed use in that the subject lot is situated on Golden West Avenue with a 60 foot right -of -way and 36 foot roadway; and 3. That the proposed use will have an adverse effect upon the use, enjoyment or valuation of adjacent property or upon the public welfare in that the proposed dwelling with 3,004 square feet of living area, plus 349 square feet of vaulted ceiling area and an overall F.A.R. of .558, would be disproportionately large by comparison to other single family homes in the immediate area and could have an adverse effect upon abutting and adjoining properties. Section 2. This project is categorically exempt from environmental review in accordance with the State. CEQA Guide- lines. Section 3. Accordingly, Conditional Use Permit 91 -1084 is denied. Section 4. The Secretary shall certify to the adoption of this Resolution.
