This is to confirm that at the Public Hearing held by the
Architectural Review and Planning Board on this date, your
Application for Development Approval, File #005 -4, was
considered.
The North Ocean Blvd. Overlay Permit and the Level 2 Architectural/
Site Plan Review were both approved for the following:
1. Relocation of the driveway entrance to a location
near the north property line and fill in the existing
opening in the existing 4' high wall.
2. Install two 6' high columns -and a 6' high gate 12'
west of the east property line with 2 4' high wing
walls to connect to the existing 4' walls
3. Replace the gravel surface with pavers.
4. Add Additional landscape material.
These approvals are conditioned on the submission of a Florida
Department of Transportation driveway abutting permit prior to
issuance of a Building Permit.

of the pavement. Walls and fences in the Ocean West District shall be a ntinintunt of
12 feet from the A1A right of Way litre.
Note: The proposed plan shows a new curved wall extending from the existing wall to the
south gate column. The curved wall within the 12' special setback is prohibited. Tlus was
discussed with the agent and he agreed to place planting/ hedges in this area rather than the
concrete curved wall. There may be discussion from the agent concerning this interpretation of
the code.

NOTICE OF APPLICATION FOR DEVELOPMENT APPROVAL
NOTICE IS HEREBY GIVEN that the Architectural Review and
Planning Board of the Town of Gulf Stream will hold a Public
Hearing on March 24,2005 at 8:30 A.M., in the Commission Chambers
of the Town Hall, 100 Sea Road, Gulf Stream, Florida, at which the
following will be considered:
An application submitted by John Montgomery of Design Studio,
agent for, South Ocean Group, owners of the property located
at 3244 N. Ocean Blvd., Gulf Stream, Florida, legally
described as Lot 31 and part of Lot 30 in Gulf Stream
Properties Subdivision, for the following:
NORTH OCEAN BLVD. OVERLAY PERMIT to:
1. Relocate driveway entrance north of existing entrance and
fill in the existing opening to match the existing 4'
wall.
2. Replace the gravel surface with pavers.
3. Install new 6' high columns and gate along with
approximately 10' of 4' high wall to connect the north
column to the existing 4' high wall on the north property
line.
4. Add additional landscape material.
LEVEL 2 ARCHITECTURAL /SITE PLAN REVIEW to permit:
1. Relocation of the driveway entrance to a location near the
north property line.
2. Replace gravel driveway with pavers.
3. Install 6' high columns and gate along with approximately
10' of 4' high wall to connect the north column to
existing north property line wall.
4. Add additional landscape material.
The Architectural Review and Planning Board shall make a
final decision regarding the subject application at the meeting
noticed above. The meeting may be adjourned from time to time and
place to place as may be necessary to hear all parties and
evidence.
The complete application materials are on file in the Office
of the Town Clerk located at 100 Sea Road, Gulf Stream, Florida
33483, and may be reviewed during regular business hours, which
generally include non - holiday weekdays from 9:00 A.M. to 4:00 P.M.
ALL PARTIES INTERESTED IN THESE MATTERS may appear before the
Architectural Review and Planning Board of the Town of Gulf Stream
at the time and place aforesaid and be heard.
SHOULD ANY INTERESTED PARTY SEEK TO APPEAL ANY DECISION MADE BY
THE ARCHITECTURAL REVIEW AND PLANNING BOARD WITH RESPECT TO ANY
MATTER CONSIDERED AT THE PUBLIC HEARING, SAID PARTY WILL NEED A
