ORDINANCE NO. ?S J.-
AN ORDINANCE AMENDING THE FRASER ZONING ORDINANCE AND MAP, ORDINANCE NO.
53 AND ORDINANCE NO. 69 BY ADDING R-3 AND R-4 RESIDENTIAL USES TO THE
USES AUTHORIZED IN THE B - BUSINESS ZONE.
WHEREAS, the Fraser Zoning Ordinance and map were adopted by
Ordinance No. 53 and subsequently amended by Ordinance No. 69 to
incorporate and add therein a zoning district known as the R-4 residential
district;
AND WHEREAS, Section 8 of Article III of Ordinance No. 53
authorizes the Board of Trustees by Ordinance to add to the uses listed
for a zoning district upon special findings, after public hearing;
AND WHEREAS, application has been made to add R-3 and R-4
residential uses to the uses authorized in the B-Business zone;
AND WHEREAS, this Board finds and determines, pursuant to
Section 8, Article III of Ordinance No. 53. after public hearing, as follows:
1. That such uses are appropriate in ~ne use group to which
they are being added.
2. That such uses conform to the basic characteristics of
the use group to which they are being added.
3. That sU8h uses do not create any more offensive noise,
vibration, dust, heat, smoke, odor, glare or other objectionable
influence or more traffic hazards than the minimum amount normally
resulting from the other uses listed in the Business zone use group to
which the additional uses are being added.
NOW THEREFORE,
Be it ordained by the Board of Trustees of the Town of Fraser,
Colorado:
1. That Article III of Ordinance No. 53 entitled "District
Regulations", Section 7. entitled "BUSINESS DISTRICT", sub-section
A.l. shall be amended to read as follows:
1. All uses provided for in the R-l Residential
District, the R-2 Residential District, the
R-3 Residential District, and the R-4 Residential
District.
2. All other provisions of Ordinance No. 53 as originally
adopted and subsequently amended prior to this Ordinance shall rem~tD as
originally adopted and amended.
