Dear Board of Adjustment Members,
I am writing to request your consideration for a height variance for Tracts Al and B1
(Pine Tree Plaza) in Fraser. I am requesting that the Board approve a variance to fifty-
five feet. My request for the variance is due, in part, to the reasons listed below.
1. The Pine Tree Plaza in Winter Park is already fifty-five feet.
2. The adjacent Maryvale property is zoned for building heights of up to seventy-five
• feet.
3. The current height restriction of thirty-five feet will give the businesses in our
building a disadvantage in competing with neighboring businesses.
I appreciate your time and consideration in this matter and look forward to meeting with
you to further discuss the request.
Res ectfully,
~~
Chas. McConnell

RE: PROSPECTIL~E HOTEL PROJECT
Dear Chuck,
Our firm would like to apply for a height variance for the planned hotel on the existing Arby's restaurant site. Our
reasoning for this is to be able to develop a pitched roof system, a more architecturally pleasing design next to a flat
roof design. This hotel will consist of three stories.
I have included the addresses for the landowners within 100 feet of the Arby's restaurant site.. We will send a
• certified letter to each regarding the height variance.
The height of the building, to the ridge. is 42' 10". With the architectural features it comes to forty-eight feet, ten
inches.
We would like to attend the earliest possible scheduled town meeting in December and the Board of Adjustments in
January.
I've enclosed a check in the amount of $75.00 for the application fee. Should you need further information, please
don't hesitate to call me.
Sincere regar ,
.._~
