Chairperson called the meeting to order at 6:30 p.m.

2. Approval of Minutes: Minutes of July 27, 2016
Commissioner Sumrall moved, and Commissioner Brewer seconded the motion to approve the Minutes. Motion carried: 5-0.

4. Public Hearing/Regarding:
a. Minor Subdivision Final Plat E.J. Boudreaux Subdivision
Commissioner Taylor moved, and Commissioner Sumrall seconded the motion to open the public hearing on Minor Subdivision Final Plat E.J. Boudreaux Subdivision. Motion carried: 5-0.
Proof of publication was submitted.
Edward J. Boudreaux is the current owner of lot B (0.57 acre). Ed’s son David G. Boudreaux is the applicant and authority to represent Ed per a General Power of Attorney (Durable Financial
Power) dated 4/14/2004. The applicant is proposing to split the existing lot B into 2 lots. See plat. Lot 1 will be a newly created vacant .2 acre lot and Lot 2 will be the existing
house lot and will encompass 0.36 acre.
This application is being processed as a minor subdivision in accordance with Section 17-4-10 of the Fraser Municipal Code. The purpose and scope of a minor subdivision is that the
resulting subdivision will create a total of not more than four (4) lots or four (4) dwelling units and no new streets need to be constructed and municipal utilities exist immediately
adjacent to the parcel and do not need to be extended to serve the subdivision.
The proposed new lots also will also in accordance with the R2 – Medium Density Residence Zoning District detailed in Section 16-3-120 of the Fraser municipal Code. In the R-2 Zoning
District, the minimum lot area for each principal use is 6000 SF with a minimum lot width of fifty (50) feet (if serves by central water and sewer and if the lots abuts a public street).
The plat indicates that the proposed lots do indeed meet these minimum requirements.
Staff recommends approval of this minor subdivision final plat with conditions.
Commissioner Taylor moved, and Commissioner Quinn seconded the motion to close the public hearing on Minor Subdivision Final Plat E.J. Boudreaux Subdivision. Motion carried: 5-0.
Commissioner Taylor moved, and Commission Quinn seconded the motion to approve Planning Commission Resolution 2016-09-01 recommending approval of the Final Plat E.J. Boudreaux Minor
Subdivision with conditions.
5. Discussion on possible code changes to foster & incentivize attainable housing.

Commissioner Sumrall moved, and Commissioner Brewer seconded the motion to adjourn. Motion carried: 5-0. Meeting adjourned at 8:30 p.m.
