AN ORDINANCE APPROVING A MAJOR CHANGE TO A PLANNED
DEVELOPMENT FOR PROPERTY LOCATED AT THE NORTHWEST CORNER OF
ILLINOIS ROUTE 3p AND 143RD STREET, PLAINFIELD, ILLINOIS
WHEREAS, the Village of Plainfield has considered an approval for a major change to
a Planned Development for property located at the Northwest corner of Illinois Route 30
and 143' Street be granted and hereby adopts the findings made by the Village Plan
Commission based on the evidence presented in said case that:
a. The PD fulfills the objectives of the comprehensive plan and the land use
policies of the Village and presents an innovative and creative approach to the
development of land and living environments.
b. The proposed land uses fulfill, or can reasonably be expected to fulfill, a need or
demand for such uses within the Village.
c. The physical design of the PD efficiently utilizes the land, adequately provides
for the transportation and public facilities, and preserves natural features of the
site, and the property is suitable for the proposed purposes and land uses.
d. Any exceptions to bulk and density regulations of the underlying zoning shall be
solely for the purpose of promoting an efficient and coordinated site plan, no less
beneficial to the residents or occupants of such development, as well as the
neighboring property, than would be obtained under the build and density
regulations of this ordinance for buildings developed on separate zoning lots.
e. The PD meets the requirements and standards of the planned development
regulations.
f. The PD is compatible with the adjacent properties and the neighborhood, and
along the periphery of the PD, yards or setbacks shall be provided that meet or
exceed the regulations of the district in which the PD is located.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL AND KENDALL COUNTIES,
ILLINOIS AS FOLLOWS:
Section 1. The President and Board of Trustees of the Village of Plainfield hereby
adopt and incorporate as their own, the above'findings recited.
Section 2. That the President and Board of Trustees of the Village of Plainfield
hereby approve a major change to a Planned Development for property located at the
Northwest corner of Illinois Route 30 and 143' Street for the following tract(s) of land to
wit:
See Exhibit "A" which is attached hereto and made a part hereof
Section 3. That said major change to a Planned Unit Development for shall be
subject to the following conditions:
1. Compliance with the requirements of the Village Engineer .
2. Compliance with the requirements of the Plainfield Fire Protection District.
3. Submittal of a revised Statement of Intent and Agreement subject to the Village
Planner's review and approval prior to execution and recording.
Section 4. This Ordinance shall be numbered as Ordinance No. 2698.
This Ordinance shall be in full force and effect from and after its passage and approval as
required by law.
