REZONING THE PROPERTY LOCATED AT WEST OF ROUTE 59 AND
SOUTH OF FRASER ROAD, PLAINFIELD FROM B-2 TO R-1, IN THE
VILLAGE OF PLAINFIELD
ADOPTED BY THE VILLAGE OF PLAINFIELD ON JANUARY 6, 2003
PUBLISHED IN PAMPHLET FORM BY THE AUTHORITY OF THE PRESEINT
AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL
COUNTY, ILLINOIS, THIS 13TH DAY OF JANUARY, 2003.
ORDINANCE NO. 2182
AN ORDINANCE REZONING THE PROPERTY LOCATED AT WEST OF ROUTE 59
AND SOUTH OF ERASER ROAD, PLAINFIELD, ILLINOIS FROM B-2 TO R-1, IN THE
VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS
WHEREAS, Lakeland Homes requested rezoning from B-2 General Business
District to R-1 Single Family, and
WHEREAS, the Plan Commission has made the following findings based upon the
evidence presented to it:
A. The amendment promotes the public health, safety, comfort, convenience and
general welfare and complies with the policies and official land use plan and other official
plans of the Village.
B. The trend of development in the area of the subject property is consistent with
the requested amendment.
C. The requested zoning classification permits uses which are more suitable than
the uses permitted under the existing zoning classification.
D. The property cannot yield a reasonable use if permitted only under the conditions
allowed under the existing zoning classification.
E. The amendment, if granted, will nat alter the essential character of the
neighborhood and will not be a substantial detriment to adjacent property.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF PLAINFIELD, AS FOLLOWS:
Section 1.The President and Board of Trustees of the Village of Plainfield hereby
adopt the findings of the Plan Commission and that the petition requesting a rezoning from
ORI to R-1 PUD as to the real estate hereinafter described be granted.
SEE EXHIBIT "B"WHICH IS ATTACHED HERETO AND MADE A PART
HEREOF
Section 2.There is hereby granted a rezoning from B-2 to R-1 Single Family.
Section 3. This Ordinance shall be in effect upon its passage, approval and
publication as provided by law.
