HomeMy Public PortalAboutOrdinance 1735 VILLAGE OF PLAINFIELD ORDINANCE N0. 1735 APPROVING THE FINAL FLAT OF PLANNED UNIT DEVELOPMENT FOR PASQUINELLT'S HERITAGE MEADOWS AS A SPECIAL USE ADOPTED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF FLAINFIELD THIS 2ND DAY OF JUNE, 1997 PUBLISHED IN PAMPHLET FORM BY THE AUTHORITY OF THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF FLATNFTELD, WILL COUNTY, ILLINOIS THIS 10TH DAY OF JUNE, 1997. • ,. ORDINANCE NO. 17 3 5 AN ORDINANCE APPROVING THE FINAL PLAT OF PLANNED UNIT DEVELOPMENT FOR PASQUINELLI'S HERITAGE MEADOWS AS A SPECIAL USE. WHEREAS, Isenstein-Pasquinelli, LLC. (hereinafter referred to as "Owners"), have filed an application with the Village Planner for approval of a Final Plat of Planned Unit Development known as Pasquinelli's Heritage Meadows; and WHEREAS, pursuant to Section 9-36 of the zoning ordinance, the Village Board may grant, deny or grant with modification, a proposed Planned Unit Development upon a proper application being filed, notice and public hearing; and WHEREAS, if the Village Board grants the proposed Planned Unit Development it shall adopt an ordinance approving said Final Plat of Planned Unit Development as a special use to the zoning district in which it is located; and WHEREAS, the Plan Commission has made certain written findings of fact and submitted same together with its recommendations to the Village Board that said Final Plat be approved subject to certain conditions. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS AS FOLLOWS: Section 1. The President and Baard of Trustees of the Village of Plainfield hereby adopt and incorporate as their own, the above described findings made by the Plan Commission. Section 2. That the below-described property is hereby granted Final Plat approval as a Planned Unit Development known as Pasquinelli's Heritage Meadows, and that attached to this ordinance and made a part hereof is the Final Plat of the Planned Unit Development together with the attached supporting documents. Section 3. Legal Description of property: THE EAST 1/2 OF SECTION 28, TOWNSHIP 37 NORTH, RANGE 9, EAST OF THE THIRD PRINCIPAL MERIDIAN, EXCEPTING THEREFROM THE SOUTHEAST 1/4 OF THE SOUTHEAST 1/4 OF SAID SECTION 28, IN WILL COUNTY, ILLINOIS. Section 4. That said Final Plat of Planned Unit Development shall be subject to the following conditions: a ~ i r 1. Comply with all provisions and requirements of the Village engineer; 2. Comply with the provisions of the Plainfield Park District and Village Park donation requirements; 3. Complete annexation of the subject site to the Plainfield Township Park District and the Plainfield Township Library District; 4. Provide detailed landscape plans with regard to common open space areas shown as outlot E and outlot C on the subdivision plan. Section 5. If Part Invalid. The invalidity of any part or section hereof shall not effect the validity of the remainder hereof. Section 6. This Ordinance shall be numbered as Ordinance No. 1735 This Ordinance shall be in full force and effect from and after its passage, approval, and publication as required by law.
