ORDINANCE AMENDING CHAPTER 9, ARTICLE 14, SECTION 9-119 OF THE
ZONING ORDINANCE REGARDING BUILDING SETBACK AND YARD REQUIREMENTS
IN THE B-5 TRADITIONAL BUSINESS DISTRICT.

ORDINANCE AMENDING CHAPTER 9, ARTICLE 14, SECTION 9-119 OF
THE ZONING ORDINANCE REGARDING BUILDING SETBACK AND
YARD REQUIREMENTS IN THE B-S TRADITIONAL BUSINESS
DISTRICT.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF PLAINFIELD THAT CHAPTER 9, ARTICLE 14,
SECTION 9-119 OF THE ZONING ORDINANCE IS HEREBY AMENDED IN ITS
ENTIRETY TO READ AS FOLLOWS:
Section 9-119 YARD REQUIREMENTS
The minimum building setbacks and yard requirements shall be as follows:
Within Overlay District
Front 10 ft.
Side 5 ft.
Rear l0 ft.
Outside Overlay District
Front 0 ft.
Side 0 ft.*
Rear 0 ft.
30 ft.
1 S ft.
30 ft.
* Subject to compliance with the following requirements:
• A 2 hour rated masonry fire wall on walls constructed less than 3' from any
property line except those property lines adjoining public streets ar alleys.
• The entire exterior facade (including all exposed exterior walls) shall be of brick
or other fire resistant material approved by the President and Board of Trustees.
* The Overlay District shall include all commercial properties in the B-5 Traditional
Business District located between Division Street and the DuPage River and
between Oak Street and Chicago Street as shown on the Official Zoning Map.
This Ordinance shall be in full force and effect from and after its passage, approval, and
publication as required by law.
