ADOPTED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD THIS 1GTH DAY OF MARCH, 1998 PUBLISHED IN PAMPHLET FORM BY THE AUTHORITY OF THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS THIS 2pTH DAY OF MARCH, 1998. ORDINANCE NO. 17 8 3 AN ORDINANCE APPROVING THE PRELIMINARY PLAT OF PLANNED UNIT DEVELOPMENT FOR RENWICK PLACE AS A SPECIAL USE. WHEREAS, First Midwest Trust, (hereinafter referred to as "Owners"), has filed an application with the Village Planner for approval of a Preliminary Plat of Planned Unit Development known as Renwick Place; and WHEREAS, pursuant to Section 9-36 of the zoning ordinance, the Village Board may grant, deny or grant with modification, a proposed Planned Unit Development upon a proper application being filed, notice and public hearing; and WHEREAS, if the Village Board .grants the proposed Planned Unit Development it shall adopt an ordinance approving said Preliminary Plat of Planned Unit Development which shall not constitute final approval of the final plat of the Planned Unit Development, but rather shall be deemed an expression of approval of the concept and layout submitted on the Preliminary Plat as a guide to the preparation of the final plat of the Planned Unit Development; and WHEREAS, the Plan Commission has made certain written findings of fact and submitted same together with its recommendations tothe Village Board that said Preliminary Plat be approved subject to certain conditions. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS AS FOLLOWS: Section 1. The President and Board of Trustees of the Village of Plainfield hereby adopt and incorporate as their own, the above findings made by the Plan Commission. Section 2. That the below-described property is hereby granted Preliminary Plat approval as a Planned Unit Development known as Renwick Place, and that attached to this ordinance and made a part hereof is the Preliminary Plat of the Planned Unit Development together with the attached supporting documents. Section 3. Legal Description of property: THE WEST THREE QUARTERS OF THE WEST HALF OF THE NORTHWEST QUARTER OF SECTION 22, TOWNSHIP 36 NORTH, RANGE 9 EAST OF THE THIRD PRINCIPAL MERIDIAN, EXCEPT THE SOUTH 1656.0 FEET THEREOF AND ALSO EXCEPTING THEREFROM THE FEE SIMPLE TITLE TO THAT PART THEREOF VESTED IN THE STATE OF ILLINOIS BY DECREE ENTERED JUNE 19, 1995 AS DOCUMENT R95-042552. r Section 4. That said Preliminary Plat of Planned Unit Development shall be subject to the following conditions: 1. Compliance with the requirements of the Village Engineer; 2. Compliance with the requirements of the Plainfield Fire Protection District; 3. The issues and modifications as outlined in the staff report must be addressed drior to final approval; II 4. Power lines buried; 5. Language as determined through the administrator about a traffic signal with a Service District; 6. Lot 6 shall be office use; 7. Buffering and realignment to the north addressed. Section 5. If Part Invalid. The invalidity of any part or section hereof shall not the validity of the remainder hereof. Section 6, This Ordinance shall be numbered as Ordinance No. ~~. This Ordinance shall be in full force and effect from and after its passage, publication as required by law.
