AN ORDINANCE ALLOWING A REAR YARD PARKING SETBACK VARIANCE FOR
RIVERWALK INDUSTRIAL PARK LOTS 2 AND 3 LOCATED AT ILLINOIS ROUTE 59 IN
THE VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS
WHEREAS, J.B. Partners has requested a rear yard parking setback variance from the
requirements far Industrial Zoned Districts; and
WHEREAS, the Zoning Ordinance at Section 9-147 of Article 18 sets forth minimum
setback requirements for parking facilities for Industrial Districts; and
WHEREAS, J.B. Partners has requested a rear yard parking setback variance; and
WHEREAS, the Plan Commission has made the following findings based upon the
evidence presented to it:
A. The variance request is in harmony with the general purpose and intent of the
Zoning Ordinance.
B. Strict enforcement of the setback provision would result in practical difficulties due
to special conditions which are not generally found on other property in the same zoning
district.
C. The property cannot yield a reasonable use if permitted only under the conditions
allowed by the zoning ordinance.
D. The variance, if granted, will not alter the essential character of the neighborhood.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF PLAINFIELD, AS FOLLOWS:
Section 1.The President and Board of Trustees of the Village of Plainfield hereby adopt
the findings of the Plan Commission as its own and that the petition requesting a variance for
a rear yard parking setback as requested by J.B. Partners as to the real estate hereinafter
described be granted.

LOT 2 AND LOT 3 IN RIVERWALK INDUSTRIAL PARK A SUBDIVISION OF
PART OF THE NORTHEAST QUARTER OF SECTION 9, TOWNSHIP 36
NORTH, RANGE 9 EAST OF THE THIRD PRINCIPAL MERIDIAN,
ACCORDING TO THE PLAT THEREOF RECORDED JULY 15, 1997 AS
DOCUMENT NO. R97-058835 LOCATED IN THE VILLAGE OF PLAINFIELD,
WILL COUNTY, ILLINOIS.
Section 2.There is hereby granted a variance for a rear yard parking setback to the lot
line, for the territory described in Section 1. The grant of variance is provided subject to a
provision for the receipt by the Village of a parking availability and employee count statement
provided to Village staff prior to lease of any tenant space by J B Partners.
Section 3.This Ordinance shall be in full force and effect from and after its passage,
approval, and publication as required by law.
