ADOPTED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD THIS 6TH DAY OF DECEMBER, 1999 PUBLISHED IN PAMPHLET FORM BY THE AUTHORITY OF THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS, THIS 27TH DAY OF DECEMBER, 1999. ORDINANCE NO. 18 9 6 AN ORDINANCE REZONING THE PROPERTY LOCATED AT THE SOUTHWEST CORNER OF 135'x" STREET AND ROUTE 30 FROM R-1, SINGLE FAMILY RESIDENTIAL TO B-3, COMMUNITY SHOPPING CENTER ^ISTRICT, IN THE VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS WHEREAS, Location Finders has requested rezoning from R-1, Single Family Residential to B-3 Community Shopping Center District, and WHEREAS, the Plan Commission have made the following findings based upon the evidence presented to it: A. The amendment promotes the public health, safety, comfort, convenience and general welfare and complies with the policies and official land use plan and other official plans of the Village. B. The trend of development in the area of the subject property is consistent with the requested amendment. C. The requested zoning classification permits uses which are mare suitable than the uses permitted under the existing zoning classification. D. The property cannot yield a reasonable use if permitted only under the conditions allowed under the existing zoning classification. E. The amendment, if granted, will not alter the essential character of the neighborhood and will not be a substantial detriment to adjacent property. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD, AS FOLLOWS: Section 1.The President and Board of Trustees of the Village of Plainfield hereby adapt the findings of the Plan Commission as its awn and that the petition requesting a rezoning from R-1, Single Family Residential to B-3, Community Shopping Center District, as to the real estate hereinafter described be granted. Territory Described. THE NORTH 848.33 FEET OF THE EAST 858.33 FEET OF THE NORTHEAST QUARTER OF SECTION 5, TOWNSHIP 36 NORTH, RANGE 9 EAST OF THE THRID PRINCIPAL MERIDIAN, ALL IN WILL COOUNTY, ILLINOIS Section 2.There is hereby granted a rezoning from R-1, Single Family Residential to B-3, Community Shopping Center District. Section 3. This Ordinance shall be in effect upon its passage, approval and publication as provided by law. PASSED THIS 6th DAY OFDec. , 1999.
