Sec. 5--4-1: Authorization to Enter Into Lea.~e. That

Village are hereby authorized to execute a lease agreement
in substantially the form attached hereto and made a part
hereof with Gary Lichtenwalter.
Sec. 5--~-2: Pro erty Described. That the real estate to be

Lots 4 and 5 of Block 3 of Hoag's Subdivis~.on
of a part of the East half of the Northeast
quarter of Section 1G, Township 3f> North,

I, HELEN B. LETDIG, the duly elected, qualified and acting
Village Clerk of the Village of Plainfield, Will County, Illinois,
do hereby certify that the above and foregoing is a true and correct
copy of Chapter 1, Article 5, Section 5-~4-1 through 5-4-2, Ordi-
nance No. 9'~~-, entitled, "An Ordinance Authorizing a Lease Agree-
ment with Gary Lichtenwalter", which was duly passed by the President
and Board of Trustees of said Village on the ~~''day of ~~~;
1979, and the original of said Ordinance is now on file in my office,
and that the lease attached is a true and correct copy of said lease
executed by the appropriate officials of the Village of Plainfield
and Gary Lichtenwalter.

LEASE AGREEMENT ~3ETWEEN THE
VILLAGE OF PLATNFIELD, WILL COUNTY
ILLINOIS, AND GARY LTCHTENWALTER
THIS AGREEMENT, Made this ~ day of March, 1979, between
the VILLAGE OF PLATNFIELD, WILL COUNTY, ILLINOIS, (a munic~.pal
corporation), hereinafter referred to as "Landlord", and GARY
LICHTENWALTER, hereinafter referred to as "Tenant", provides
as follows:
1. That the Landlord does hereby lease to the said Tenant,
the following described property situated in the Village of Plairifield,
County of Will, State of Illinois, to wit;
Lots 4 and 5,of Block 3 of I-ioag's
Subdivision of a part of the East half
of the Northeast quarter of Section l6,
Township 36 North, Range 9 East of the
Third Principal Meridian, [dill County,
Illinois.
commonly known as the old Plainfield Village Hall.
2. This lease shall be for a term of one (1) year beginning
on the 1st day of April, 19'79, and ending on the 30th day of
March, 1980.
3. The Tenant agrees to pay as rent for said premises the
sum of Two Hundred Dollars ($2p0.Op) per month, payable on the
lst day of each month to the Village of Plainfield, at the office
of the Village Clerk.
4. In the event this lease is renewed far a subsequent term,
the Tenant agrees to pay as rent for the subsequent term for said

premises the sum of Two Hundred and Fifty Dollars (250.00) per
month, payable on the first day of each month.
5. The Tenant agrees to pay all expenses and utility charges
in connection with the said premises, and the Tenant further
agrees to pay all real estate taxes levied against the said
premises during the. term of this lease.
6. The Tenant further covenants with the Landlord, that
at the expiration of the term of this lease, said Tenant will
yield up the premises to the Landlord without further notice in
as good condition as when the same were entered upon by the
Tenant, loss by ordinary wear and tear excepted.
7. The Tenant shall permit the Landlord to have free access
tv the premises hereby leased for the purpose of examining or
exhibiting the same, or to make any needful repairs or alterations
in order to maintain or improve said premises.
8. It is Further Agre~*d by the Tenant that neither the
Tenant nor Tenant's legal representatives will sublet said premises,
or any part thereof, or assign this lease, without the consent of
the Landlord.
9. It is Further Agreed that the Tenant shall pay the
reasonable costs of maintaining the building on the said premises,
and it is further expressly agreed that the Tenant shall carry,
at its own expense, general liability and fire and casualty
insurance for said premises, wherein the Landlord as well as the

Tenant is insured.
l0. It is Further Agreed that the Tenant may make such .,~
improvements to the said premises as he deems necessary, without ..
the Landlord's express approval being first required.
11. It is Further Expressly Agreed between the parties, that
the Tenant shall pay upon demand all of the Landlord's costs,
charges and expenses, including reasonable fees of attorneys,
agents and others retained by the Landlord, incurred in enforcing
any of the obligations of the Tenant under this lease or in any
litigation, negotiation or transaction in which the Landlord sha11,
without the Landlord's fault, become involved through yr on
account of this lease.
And It is Further Expressly Agreed between the parties hereto,
that if default shall be made in the payment of the rent above
reserved, or any part thereof, or in any of the covenants
or agreements herein contained to be kept by the Tenant or the
Tenants heirs, executors, administrators or assigns, it shall be
lawful for the Landlord or the Landlord's legal representatives
to re~-enter into and upon said premises, or any part tx~ereof,
either with or without process of law, and repossess the same,
and to distrain for any rent that may be due thereon, at the
election of the Landlord; and in order to enforce a forfeiture
for non-payment of rent, it shall not be necessary to make a

demand on the same day the rent shall become due, but a demand
ar refusal or failure to pay at any time on the same day, ar
at any time on any subsequent day, shall be suf.facient; and
after such default shall be made, the Tenant, anc~. all persons in
possession under the Tenant shall be deemed. guilty of forcible
detainear of said pr~*mises under the statute.

CONSENT TO SUBLET
CERTAIN REAL PROPERTY
The VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS, pursuant
to Section 8 of a certain Lease Agreement entered into between
the VILLAGE OF PLAINFIELD, LESSOR, and GARY LTCIiTENWALTER,
LESSEE, hereby authorizes GARY LICHTENWALTER to sublet portions
of the described premises to EDWARD P REBE of ED'S WATCH REPAIR
and to JOHN LISTELLO of SUPERIOR CONCRETE.
In Witness Whereof, the undersigned have hereunto set

ADDENDUM TO LEASE AGREEMENT
The following agreements and provisions are hereby
incorporated into and made a part of a certain Lease Agreement
between the VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS,
LES5OR, and GARY LICHTENWALTER, LESSEE, to wit:
1. Lessor and Lessee hereby agree that Section 10 of
said Lease Agreement is hereby amended to read as follows:
10. It is Further Agreed that the Tenant shall not make
any improvements to or engage in any construction upon the said
premises, without the Landlord's express approval being first
had thereto.
