Smith, City Engineer DAT" July 5, 1960 i,POM Evert Kincaid, Director of Planning SUBJECT Resubdivision into Two Parcels, Property on the Westerly Corner at the Intersection of Barneson Avenue and Yew Street We have reviewed the proposed resubdivision and have found that the property is of a suitable size, topography, and location to permit its division into two parcels. The parcels are of sufficient shape and area to conform to the exist- ing R-1 and proposed RI -B zone. The yard areas provided for the existing dwelling on Parcel "A" are satisfactory. It has been noted that Yew Street is improved on an easement for roadway purposes rather than a dedicated right-of-way. It is recommended that the twenty (20) ft. easement for roadway purposes, which is located on Parcel "A", be dedicated as a public right-of-way. It is further noted that Barneson Avenue presently has a fifty (50) ft. right- of-way. Since this street will be a major importance in serving the future development in this part of San Mateo, it is also recommended that Barneson Avenue be dedicated an additional five (5) ft. in width for both parcels to provide one-half of a future sixty (60) ft. right-of-way. Evert Kincaid EK: GI-IA:Inb enclosures PORN PC•IAA =1A ::.: i INTER OFFICE COMMUNICATION CITY OF SAN MATEO To Evert Kincaid, Director of Planning SUBJECT FROM D \TF July 1, 1960 George Allen Resubdivision into two Parcels, property on the westerly corner at the intersection of Barneson Avenue and Yew Street The subject property is located on the westerly corner at the intersection of Barneson Avenue and Yew Street, inspection of the site found that both streets are currently improved and that the property is improved with a two-story frame dwelling which faces Yew Street. The adjoining property on Barneson Avenue is also improved with a single family dwelling. The subject property is currently zoned R-1 and is proposed for RI -13 under the new Code. No unusual conditions exist and the property seems of a suitable size, topography, and location to permit its division into two parcels. The map submitted for the proposed resubdivision shows a 20 ft. easement for road purposes on Yew Street and a 5 ft. dedication needed on Barneson Avenue to provide a future 60 ft. right-of-way. Dedication should be received for these two portions of street. The proposed division line between the two parcels provides lot areas of 12, 643.76 sq. ft. for parcel "A" and '7,242 sq. ft. for parcel "B". After dedication of the above described parcels for roadway purposes, parcel "A" will have an area of 12,091.61 sq. ft. and parcel "B" will have an area of 6,942 sq. ft. In this regard, both parcels will conform to the area and layout requirements of the existing R-1and proposed R1 -B zone. The resubdivision proposes to retain the existing building setback lines for Parcel "A", having technically reoriented the front and rear yards from Barneson Avenue while the dwelling actually fronts on Yew Street. The 7 ft. side yard provided adjacent to parcel "8" is adequate under existing and proposed zoning. It is recommended that the following suggestions be included as conditions of approval: 1. That Yew Street be dedicated a width of 20 ft. to provide one-half of a 40 ft. right-of-way; and, 2. That Barneson Avenue be dedicated an additional 5 ft. in width to provide one-half of a future 60 ft. right-of-way.
