AN ORDINANCE ESTABLISHING ZONING DISTRICT 8--4 (HIGHWAY BUSYNESS DISTRICT), PARKING SPACE REQUIREMENTS, LOT COVERAGE MAXIMUM HEIGHT REQUIREMENTS. WHEREAS, proper notice has been published and a public hearing has been held by the Plan Commission of the following stated amendment, and WHEREAS,. the Plan Commission has recommended that said amendment be passed by the village Board, and WHEREAS, it is for the best interests of the Village of Plainfield that said amendment be made, NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD AS FOLLOWS: That Section 6 of Chapter 8 of the Code of Ordinances of the Village of Plainfield (Ordinance No. 674) be amended by adding at the end of Section 6--17 thereof, the following: Bw4 Highway Business District: Permitted Uses: Ambulance services. Animal hospitals, provided that all kennels, pens and other facilities for the care and treatment of animals shall be located within a completely enclosed structure. Antique and second hand stores. Automobile accessory stares. Automobile, laundries. accessory to gasoline stations. Automobile and truck sales and rental, including accessory repair and painting operatings and facilities provided that all such accessory repairs and painting be within an enclosed structure. Bait stores. Boat sales and rental. Commercial recreation: Bowling alley, skating rink. Light Equipment rental Eanclosed within structure. Furniture repair, refinishing. Garden center, greenhouse, nursery. Janitorial service. Motels and hotels. Mobile home and trailer sales and rental, but not including the use of any mobile home as a residence. Eestaurants, including drive-in and carry-out establish- ments, serving food or beverage to customers for con- sumption on the premises or in parked motor vehicles. Service and fraternal clubs. and lodges. Taverns,`nightclub, cocktail lounge, Gasoline stations. The front building line set back in B-4 Districts shall be a minimum of thirty (30) feet, The side set back shall be . a minimum of seven (7) feet except where the property ad- joins residential properly where the minimum side yard requirements shall be ten (10) feet, The back or rear yard set back line shall be at least thirty (30) feet. No more than forty percent (40~) of any lot in a B-~ Dis- trict shall be covered by a structure. No structure shall be erected in a B-4 District that ex- ceeds the total height of thirty-five (35) feed from the predominant grade of .the. property. Section 6-18 of said Ordinance No, 67~ be amended by in- serting at the end of said section the following language: In business districts B-l, B-2 and Bw4, off street motor vehicle parking space shall be provided far employees, patrons, and customers who usually park ~ their motor vehicles, and far customers served in their motor vehicles, in such proportion as to assure free and uninterrupted movement of street traffic on the public streets or highways. Drive- . in establishments offering food ar services directly to customers waiting in parked motor vehicles shall screen the space allocated for customers' motor vehicles, if the parking area for such establishment abuts a residential district. ~ ~ ~~ L r • r All ordinances or parts thereof in conflict herewith are hereby repealed. If any part or parts, clause or clauses of this ordinance are declared to be invalid by any Court of competent juris- diction, such declaration shall not affect the validity of any remaining part or parts, clause or clauses hereof. This Ordinance shall be numbered as Ordinance No. '7 7 , and shall take effect upon its passage and publication as required by law.
