BEGINNING at a point in the Southeasterly line of Peninsular Avenue
distant thereon North 48° 30' East 259.70 feet from the Northeasterly terminus of
the curve which connects said line of Peninsular Avenue with the Northeasterly line
of Woodside Way, as said roads are shown on the map entitled "Studio Tract" filed
in the office of the County Recorder of San Mateo County on September 29, 1927 in
Book 16 of Maps at pages 36 to 38; thence from said point of beginning, North 48°
30' East along the Southeasterly line of Peninsular Avenue 127.45 feet to the South-
westerly Boundary of lands conveyed to Bernard B. Stern and Lydia Stern, his wife,
by Deed recorded January 21, 1955 in Book 2730 of Official Records at page 78,
Records of San Mateo County, California; thence along said Southwesterly boundary
South 41° 30' East 122. 50 feet; thence along the Southeasterly boundary thereof and
its Northeasterly prolongation North 48° 30' East 107. 45 feet; thence South 41° 30'
East 20 feet to the most Northerly corner of lands conveyed to Lincoln C. Reynolds
and wife by Deed recorded July 22, 1955 in Book 2841 of Official Records at page 453,
Records of San Mateo County, California; thence along the Northwesterly and South-
westerly boundaries of said last mentioned lands, South 48° 30' West 148. 97 feet and
