This tree should be removed as soon as possible to avoid any possible future liability. The amount of weight overhanging the property is too great to continue being supported by a weakened, decayed root flare on the tension, or west, side of the tree. The opposite side of the tree is supporting almost the entire weight of the tree as the entire crown is growing over that side. This tree apparently was damaged by fire several years ago and the bark was completely destroyed on the west side of the tree. Live Oaks are able to "compartmentalize" damage such as this and it is my belief that given the time since the fire, that the remainder of the tree will remain healthy. However one concern that will not change is the fact that the tree is very unbalanced. With the loss of bark on the back side, this tree will be unable to correct this unbalance as it will have no means of rebranching in that direction. The tree is at risk of toppling should we have a wind event accompanied by very heavy rains which will allow it to "uproot" in the sandy soils present. This would pose a risk to a portion of the house and any vehicles in the parking lot. With the inherent liability present, I would strongly recommend that you have an experienced tree service assess the tree and either remove it or attempt to rebalance the tree by removing some of the heavy branches on the east side.
