ENVIRONMENTAL ANALYSIS AVAILABLE FOR REVIEW AND COMMENT
Notice is hereby given that the City of Fullerton has completed an Initial
Study of the Parkwest Project located at East Santa Fe Avenue and South
Pomona Avenue in accordance with the California Environmental Quality
Act (CEQA) and CEQA Guidelines. On the basis of the Initial Study, City Staff
has concluded that the project will not have a significant effect on the environment
and has therefore prepared a Draft Mitigated Negative Declaration. The Initial Public Parking Lot
Study is available for public review at the following locations for a period of 30 -
days from October 13, 2022 through November 14, 2022:
• City Hall — 303 West Commonwealth Avenue, Fullerton, CA 92832 —
Information table at main entrance during regular business hours (Monday
through Thursday and alternating Fridays)
• Library — 353 West Commonwealth Avenue, Fullerton, CA 92832 — "ASK
HERE" desk during regular business hours (Tuesday through Saturday)

PUBLIC HEARING
This matter is scheduled to be heard on December 6, 2022at5:30 p.m. by the City Council in the Fullerton City Council
Chamber, 303 West Commonwealth Avenue, Fullerton, CA 92832. Members of the public can view meetings streamed live
online at www.cityoffullerton.com/agendas, on Spectrum Cable Channel 2, and AT&T U -Verse Channel 99. The public
may also remotely participate in the meeting to make oral public comment via computer, smart device, or telephone
following the instructions provided in the agenda. The agenda packet may be found on the City website 72 -hours prior
to the public hearing at: www.cityoffullerton.com/agendas. Under "Upcoming Meetings," click on the link to the Agenda for
the corresponding City Council date.

PROJECT DESCRIPTION AND CITY COUNCILACTION ITEMS
The Project proposes to: 1) construct 140 residential units (i.e., 97 one -bedroom apartments, 10 two -bedroom apartments,
33 studios), 124 -room hotel, 3,570 square feet of retail, 3,570 square foot restaurant, and 412 parking stalls (i.e., 138 City
parking, 150 residential parking, and 124 hotel and retail parking) in Site 1 at the southeast corner of South Pomona Avenue
and East Santa Fe Avenue; 2) demolish the existing parking structure including the private parking lot at the northeast
corner of South Pomona Avenue and East Santa Fe Avenue and construct 146 residential units (i.e., 80 one -bedroom
apartments, 10 two -bedroom apartments, and 56 studios) and 248 residential parking stalls; 3) provide amenities in both
sites; and 4) reconfigure the surface parking lot in front of the Train Depot to provide better flow and parking.
The City Council action on this project will be to adopt the Initial Study/Mitigated Negative Declaration:
