MINUTES OF THE CROSBY PROPERTY COMMITTEE
DATE : Tuesday, January 19 , 2021

1 )Chair Joe Rego called the meeting to order at 11 : 00 a.m. and conducted a
roll call of attendance
2)Joe Rego declared that a quorum is present
3 )Joe Rego read the meeting participation and recording statements
4) There were no public comments
5 )Motion to approve December 2020 meeting minutes by Peter Lombardi,
seconded by Diana Lamb. Approved by 5 yes — 0 no
6)Property Manager Report given by Brian Locke : Called the contractors and
awaiting meetings with them . Will look at the 3`° cottage week of Jan . 25 ' with
one contractor and get quotes . Still working on getting quotes , Cottage
bbbkings and checks are coming in. There is a dedicated $61 , 950 tied to
definite bookings for 2021 .
Reports and spreadsheets for bookings are available to view.
Joe offered to help Brian with meetings with contractors .

Cate O 'Neill asked about the lease for the Crosby Property and the names of
each cottage . (Waterfront Bungalow-Sully), ( Ranch- Graham), ( Crosby {
Cottage-cottage in back of barn), and 31 Cottage ,

Peter Lombardi reiterated that the top priorities for 2021 using available

revenue are ; fixing the chimneys, repaving the front porch, and fixing the
gutter ( with the bees) in the back of the house. Brian said that he can get one
contractor for the porch, gutter and 3 '° cottage projects .
Flashing on the chimneys needs repairing, especially the Blue Room. Last
chimney repairs were done in 2009 . Brian has put in calls to Chimney Pros
and others for quotes.
7) Crosby Mansion Website : Peter and Brian will work with Kathy Lambert to
bring Crosby Mansion onto the Town of Brewster Website. Options include :
A) ,CMS Model (same model as the town) if we can get a credit because the
Library will not be using this model or B) Word Press Template for content
management. Small businesses use this model . There would be a link from
the town website to this standalone site for Crosby. Either option will be
"lov�ridollar".
Brian checked with other websites and talked to other groups. Peter is
confident that one of these two options will suffice . He will wait for call
from Civic CMS .
Cates connection to facebook page? There will be no separate Crosby
A 6book page. All information will be on the town site . Kathy Lambert
would be notified and post information.
8)Volunteers : Brian spoke with Sue Connor (volunteer coordinator) Friends
wili-try to meet in March to discuss plan for 2021 . Interested volunteers can e-
mail Sue Broderick about volunteer opportunities, then Brian would be
notified.
Peter Lombardi informed the group that the volunteer program for the town
has been suspended. Possibly in April we can begin to think about trying to
recruit volunteers again.
9)l4ew Business : Cate asked how we got new volunteers before . Brian
discussed using newspapers, Open houses and word of mouth.

I0yo. ate asked Brian if Docent materials could be sent to the members . Brian
will send . the materials to all members .
