Many compliments on the recent addition to your home. The roofline, window detailing
and materials all blend beautifully with the original home, and were constructed
consistent with the plans approved by the Architectural Review and Planning Board.
You did a remarkable job of retaining the home's charm.
In reviewing the file, the only loose end I noticed was the planting of a 3' to 4' high ficus
hedge in front of the new addition, as shown on the approved plans (copy attached).
As soon as the hedge is planted, the certificate of occupancy for the addition can be
released by the Town.

We respectively request an extension of 3 months to the building and site plans
submitted and approved by Gulf Stream last year. The approved building and site
plans met all applicable review standards, including applicable portions of the Gulf
Stream Design Manual. The delay in starting the project was due to some personal
matters that demanded our attention.
For your information and as a sign of our commitment to complete the addition
Comerica Bank and Trust in Boca Raton has approved a financial commitment to
fund the project. It is my understanding there is a town meeting Friday and I
respectfully request the extension be approved. We will start construction
immediately upon receipt of proper permits.

At the Public Hearing held by the Town Commission on December
13, 1996, your request for a 12 months extension of your Site
Plan Approval covering proposed improvements to your property
at 445 Old School Road was considered.
Inasmuch as there was no explanation as to why this project
had not moved forward over the past 12 months, the Commission
granted only a 6 month extension. The members of the Commission
stated that if at the end of the 6 month extension, that being

RE: ARPB File #95 -10: Single -story Addition at the Wolter Residence, 445 Old
School Road.
The applicant, Mark Marsh of Digby Bridges, Marsh & Associates, P.A., as agent for
James and Mona Wolter, is seeking approval to construct a single -story addition on the
east side of the existing residence on a parcel of property described as Lot 4 of the H.V.
Pope Subdivision. The nature of the request requires final action on a Level 2
Architectural /Site Plan Review. No other Board actions are necessary.
Project Description
The proposed addition is to be constructed on the east side of the home. Included in
the addition are a family room, study and bath comprising a total of 750 square feet of
new space. The existing home has 3,982 square feet of living area and 704 square feet
of covered patios, bringing the total area under roof, with the addition, to 5,436 square
feet. Under the Sliding Scale Floor Area Ratio, the maximum permitted area under roof
is 7,080 square feet, or 1,644 square feet more than what is proposed.
The design of the existing home can best be classified as Gulf Stream - Bermuda with it's
white cement tile roof, smooth stucco walls, casement windows with muntins in front, and
louvered shutters. The design, materials and colors of the new addition will match those
of the existing house. Likewise the addition will match the existing floor level at +8.39
NGVD with the roof eaves at 9' -2" above the floor and a roof peak at about 17' -4" above
the floor. Pictures of the existing home are on file in the Town Clerk's Office.

NOTICE IS HEREBY GIVEN that the Architectural Review and
Planning Board of the Town of Gulf Stream will hold a Public Hearing
on Wednesday, November 29, 1995 at 8:30 A.M. in the Commission Chambers
of the Town Hall, 100 Sea Road, Gulf Stream, Florida, at which the
following will be considered:
An application for a Level II Architectural /Site Plan Review
submitted by Digby Bridges, Marsh & Associates as Agents for
James and Mona Wolter, owners of the property located at 445
Old School Road, Gulf Stream, Florida, which is legally described
as Lot 4, H.V. Pope Subdivision, Palm Beach County, Florida, to
permit the construction of a one story addition of 750 square
feet,consisting of a family room and study, to the existing
single family dwelling at that location.
The Architectural Review and Planning Board shall make a final decision
regarding the subject application at this meeting which may be adjourned
from time to time and place to place as may be necessary to hear all
parties and evidence.
