The roofline, window detailing and materials all blend beautifully with the original home, and were constructed consistent with the plans approved by the Architectural Review and Planning Board. You did a remarkable job of retaining the home's charm. In reviewing the file, the only loose end I noticed was the planting of a 3' to 4' high ficus hedge in front of the new addition, as shown on the approved plans (copy attached). As soon as the hedge is planted, the certificate of occupancy for the addition can be released by the Town. Enjoy your new and improved home. The applicant, Mark Marsh of Digby Bridges, Marsh & Associates, P.A., as agent for James and Mona Wolter, is seeking approval to construct a single -story addition on the east side of the existing residence on a parcel of property described as Lot 4 of the H.V. Pope Subdivision. The nature of the request requires final action on a Level 2 Architectural /Site Plan Review. No other Board actions are necessary. Project Description The proposed addition is to be constructed on the east side of the home. Included in the addition are a family room, study and bath comprising a total of 750 square feet of new space. The existing home has 3,982 square feet of living area and 704 square feet of covered patios, bringing the total area under roof, with the addition, to 5,436 square feet. Under the Sliding Scale Floor Area Ratio, the maximum permitted area under roof is 7,080 square feet, or 1,644 square feet more than what is proposed. The design of the existing home can best be classified as Gulf Stream - Bermuda with it's white cement tile roof, smooth stucco walls, casement windows with muntins in front, and louvered shutters. The design, materials and colors of the new addition will match those of the existing house. Likewise the addition will match the existing floor level at +8.39 NGVD with the roof eaves at 9' -2" above the floor and a roof peak at about 17' -4" above the floor. Pictures of the existing home are on file in the Town Clerk's Office.
