JOINT PUBLIC HEARING

Mayor Pro Tern Lloyd called the hearing to order and passed the gavel to Planning Board
Chair Daniel.
Hauth introduced the Zoning Ordinance text amendment prohibiting manufacturing and
processing operations involving the use of petroleum products. No one spoke regarding this
amendment.
Hauth introduced the Subdivision Regulation text amendment requiring a neighborhood
meeting for major subdivisions containing 20 or more lots as an application requirement.
Hauth noted that she had received a letter from Mrs. Ellis requesting that the meeting be
required for smaller subdivision too. Warren suggested that 5 or 10 lots might be better. The
members discussed options and agreed that notices should be sent for 5 to 9 lots and
meetings held for more than 10 or more lots. There was no public comment on this proposal.
Hauth introduced the Subdivision Regulation text amendment modifying the preliminary
plan requirements for major subdivisions. She said the changes would require a more
detailed context amp to show the surrounding lot and street layout, require adjacent
driveways to be shown, and require the mailing list and notice of required neighborhood
meetings be included with application information. There was no public comment on this
proposal.
Daniel closed the public hearing and returned the gavel to Mayor Pro Tern Lloyd. The
members agreed that the Planning Board could convene a special session to make
recommendations on the text amendments.
Daniel convened the special planning board meeting to discuss the text amendments from the
public hearing.
Warren moved to recommend approval of all the amendments heard at the public hearing,
with the modification to Section 3.3.2 to require notification for developments of 5-9 lots and
public meetings for developments with 10 or more lots. Newton seconded.
Unanimous.
Daniel adjourned the special planning board meeting, but asked the members to stay for the
pending work session on Kenion Grove. The work session began at 8:00 PM.
