NOTICE IS HEREBY GIVEN that the Architectural Review and Planning
Board of the Town of Gulf Stream will hold a public hearing on Wednesday,
January 24, 1996, at 8:30 A.M., in the Commission Chambers of the Town
Hall, 100 Sea Road, Gulf Stream, Florida, at which the following will
be considered:

At the applicant's request, action on this request was deferred at the January meeting
and continued to the February 28 meeting. Since the January meeting, the applicant has
engaged another contractor who has submitted a slightly different design for the screen
enclosure.
Based on the materials submitted by the applicant, staff finds the new design to be
consistent with all applicable standards, with the condition that a cluster of palms (or
similar material) of varying heights be located south of the enclosure to provide additional
screening. This is the same finding and condition made for the first design.
Recommendation
Motion to approve a Level 2 Architectural /Site Plan Review upon a finding that the
building and site plans meet all applicable review standards, with the condition that a
cluster of palms (or similar material) be planted to the south of the enclosure to provide

Pools has been cancelled at our request, because
of errors and non - performance. We are currently
considering a contract for a pool with your
company to build the pool.
I have talked today with Scott Harrington, the
Town Manager for The Town of Gulf Stream, and
he said that you should call him regarding this
and he will let you know what needs to be done to
get Clearwater Pools out of the picture and to get
the permit transferred to Pools by Andrews.
You had suggested that we send the Town of Gulf
Stream a notarized letter with this information
and Mr. Harrington said that this would not be
necessary.

The applicant, Eric Soell of Clearwater Pools as agent for Mrs. Aloha Kruger, is seeking
approval to construct a 950 square foot screen enclosure on a parcel of property
described as Lot 83 of the Place Au Soleil subdivision. The nature of the request requires
final action on a Level 2 Architectural /Site Plan Review. No other Board actions are
necessary.
Project Description
The owner is currently constructing a pool at the rear of the residence, which she wishes
to have screened. In order to comply with the required setbacks (30 feet from the canal
and the Intracoastal), the screen is rather small and has an irregular footprint. The total
area under screen will be 950 square feet. The walls of the screen will be 8 feet high,
with the roof rising to a maximum height of 12 feet.
Views of the enclosure would be blocked extensively by the house. The northwest -
southeast orientation of the house and the location of the enclosure relative to the house
would screen all views of the enclosure from properties to the north and west. The only
direct views of the enclosure would be from the south and the east. South of the
property across the canal are other homes within the Place Au Soleil subdivision, while
the Gulf Stream Golf Club lies east across the Intracoastal.

Level 3 Architectural /Site Plan Review
Chapter 66, Article V.1., Sec. 66- 144(b) of the Zoning Code enumerates the 12 standards
applicable to applications for a Level 2 Architectural /Site Plan Review. Based on the
materials submitted by the applicant, staff finds the project to be consistent with all
applicable standards, with the condition that a cluster of palms (or similar material) of
varying heights be located south of the enclosure to provide additional screening. This
finding of consistency includes all applicable portions of the Gulf Stream Design Manual
as well.
Recommendation
Motion to approve a Level 2 Architectural /Site Plan Review upon a finding that the
