A motion to approve a Level H Architectural /Site Plan Review, based on a finding that the proposed plans are consistent with applicable review standards, subject to the following conditions: 1. The Construction Traffic Management Plan submitted with this application shall be followed during construction. 2. It is recommended that the owner consider redesigning the roof on the front portion of the addition to a hip style roof. Basis for Recommendation: Existing is a simple home with a light colored brick front, and no defined entry. The improvements are designed to achieve a Bermuda style through the addition of stucco and quoins, along with a Bermuda -style chimney cap. The principal building color had not been selected at the time of application. The rear of the existing home has a flat roofed porch area. An existing protruding rectangular window is to be converted to a bay window under this covered roof area. Items for ARPB Discussion: Roof Design /Flemish Gable End Due to the 15 foot required side setback, the architect has designed the front addition with a stepped back footprint. The roof on the front portion of this room is shown as a gable with a Flemish gable at the gable end. While the Flemish gable is widely used in Bermuda -style Architecture, it is more commonly used on the sides of the home (gable ends) or as a prominent entry feature. The Planning Board may have input on this aspect of the design. The Place Au Soleil Homeowners Association is scheduled to discuss this application at its February 8" meeting. As an exception to the Town's Right -of -Way Policy, Town residents who own property in the vicinity of an active construction site will be permitted to Install white (or painted dark green) capped PVC pipes, 36° above grade along the front of their property, 2' from road's edge. These pipes should be approximately 9' apart. The maximum pipe size shall be 2^ in diameter. The pipes shall be removed Immediately following the issuance of Certificate of Occupancy for the construction site. As part of the site plan review process the project architect shall submit a "construction traffic management plan" to be followed by the contractor. This would be required as part of the application submittal and will be made a condition of approval. The plan shall Include designated parking locations for construction vehicles and shall Include consideration of Protective stakes along adjacent properties, to be installed by the contractors prior to initiation of work. Other measures to reduce impact on local roads and residents property shall be included.
