Via: Robert Sahagun, Public Safety and Services Manager By: Jonathan Aceves, Community Preservation Officer j A SUBJECT: RELEASE OF SECURITY FOR PARCEL MAP NO. 068199 FOR SANITARY SEWER IMPROVEMENTS AT 6306-6312 OAK AVENUE RECOMMENDATION: The City Council is requested to: a) Approve the work that has been completed and accept the sanitary sewer improvements for public use; and b) Authorize the release of the security in the amount of $84,150 for Parcel Map No. 068199. BACKGROUND: 1. On Ju ly 7, 2011, I Home L.P., 737 Anoakia Lane, Arcadia, CA 91007, submitted a sanitary sewer i mprovement Certificate of Deposit to the Los Angeles County Department of Pub lic Works for $84,150 for sanitary sewer improvements for Parcel Map No. 068199. The Certificate of Deposit was to ensure that the san itary sewer improvements were completed by the developer. 2. On December 18, 2013, the City was notified by the Los Angeles County Department of Public Works that the sanitary sewer improvements were completed and inspected and found to be in compl i ance with the approved plans. ANALYSIS: When a developer is proposing a sub-division in the City , a security deposit must be submitted to ensure that required improvements (e.g., sanitary sewer, water system, City Council February 4, 2014 Page 2 of 2 street tree, and/or road improvements) are completed in accordance with approved plans. After the improvements are completed by the developer, the City is notified by Los Angeles County Department of Public Works that the improvements have been completed, inspected, and found to be in compliance with the approved plans. Once notified by Public Works, the City Council must approve the work that has been completed, accept the improvements for public use and maintenance, and approve the release of the deposited securities. CONCLUSION: The developer (i.e., IHome L.P.) submitted a Certificate of Deposit in the amount of $84,150 to ensure that sanitary sewer improvements were completed at Parcel Map No. 068199. The Los Angeles County Department of Public Works notified the City that the street tree improvements were waived due to insufficient space (Attachment "A"). Therefore, the City can now release the Certificate of Deposit. FISCAL IMPACT: This item does not have an impact on the Fiscal Year (FY) 2013-2014 City Budget. ATTACHMENT: A. IT IS RECOMMENDED THAT YOUR COUNCIL: 1. Approve the work that has been completed, and accept the sewer for public use. 2. Approve the release of the following security held by the City for this project.
