THRASHER DATE: October 12, 2007; Created October 11, 2007 2:15 PM TO: Mayor and Commissioners RE: Revised Drawings — 540 Palm Way The original Level III ArchitecturallSite Plan application, at the direction of the Commission, has been modified for your consideration. The Commission decided that the two garage doors and the massing of the garage were too large. The number of garage doors has increased from two to three and therefore has reduced the garage doors size. However, the number of garage doors is in violation of the code unless adequately screened from view. The Commission will have to determine if adequate screening is provided. However, the shifting of the second story addition over the garage causes new concerns and does little to address the massing issue. The amended application violates the following codes: Section 70 -105 Garages and accessory buildings. (3) Prohibited All garages facing street on lots over 20,000 square feet not adequately screened or buffered from roadways Garage doors that dominate the front elevation. Section 70 -107 Additions and rehabilitations and replacement of existine features (a) Generally.
