SUBJECT: RELEASE OF GRADING SECURITY FOR TRACT MAP NO. 71721
LOCATED AT 5551 -5553 SULTANA AVENUE
RECOMMENDATION:
The City Council is requested to authorize the release of a grading security bond
(Attachment "A") in the amount of $28,000 for Tract Map No. 7172 1.
BACKGROUND:
1. On August 22, 2012, Dexter Sultana LLC, submitted a grading security bond in the
amount of $28,000 for Tract Map No. 71721 . The security bond is to insure that
grading improvements are completed by the developer.
2. On August 23, 2012, a grading pe rmit was issued for the project. (Attachment
"B").
3. On December 12, 2013, the City was notified by email from Los Angeles County
Public Works Division that the grading improvements were completed, inspected,
and found to be in compliance with the approved plans.
ANALYSIS:
When a developer proposes a sub-division in the City, he/she must deposit securities to
insure that required grading improvements are completed in accordance with the
approved plans. After the improvements are completed by the develope r, the City is
notified by Los Angeles County Department of Public Works that the improvements
have been completed, i nspected, and found to be in comp liance with the approved
plans .

CONCLUSION:
Since the City has been notified by the Los Angeles County Public Works Division that
the grading work is completed and in compliance with the approved plans, staff
recommends that the City Council authorize the release of the grading security bond for
Tract Map No. 71721.
FISCAL IMPACT:
This item does not have an impact on the Fiscal Year (FY) 2013-14 City Budget.
