There were some minor inconsistencies between the site plan and floor plans which added to the review time. We have determined, as shown in the attached calculations, that the proposed residence is approximately 68 square feet OVER the FAR allowance for the lot. As the plan correctly states, a house of a maximum of 9,826 square feet could be considered for the effective lot area of 36,130 square feet. However, our measurements indicate that the house size is 9,894 square feet - or 68 square feet over the maximum allowed. Our calculations indicate a total of 146 square feet of additional floor area than the architect's estimate. It appears that the stairway area and portions of the garage area were not calculated in the architect's plans.
