Staff Recommendations:
Motion to recommend approval to establish waterfront minimum rear setbacks of 30'.
Motion to recommend approval of the Level III Architectural /Site Plan based on a finding that
the addition consisting of 1,328 SF to the existing two -story single family dwelling, the style of
which will become Dutch Colonial, construction of a detached 910 SF two -story storage /guest
room and a 400 SF cabana meet the minimum intent of the Design Manual and applicable
review standards with the following condition:
1) Electric Service line shall be buried if it is not already.
2) The color of the roof tile will be white through and through.
This condition was not recommended. Recommended grey cement tile.
3) Docks and /or boat lifts will conform to Section 66 -369 "Docks" of the Code.

This is to confirm that at the Public Hearing held by the Architectural
Review and Planning Board on January 26, 2012, revisions to the original
plans for renovations at the above address that were approved on May
13, 2011 were considered. These revisions included eliminating the
two story garage /storage /guest room and adding a second story on the
existing garage. The chimneys were also deleted.
The revisions were approved as requested.

RE: Roof Material — Application previously heard
Background:
An application for 1314 North Ocean Blvd. which was previously heard at the May 13, 2011
Public Hearing included a condition for the applicant/agent to demonstrate that the proposed roof
type and color meet the Code as exhibiting a "slate- style" tile.
Section 70 -238 Roofs. (a) Required. White flat untextured tile, except that gray slate or slate -
style tile may be permitted on homes that are predominately Georgian or British Colonial with
Bermuda influences subject to a Level II approval.
This item for your consideration will be added as item VIII A. 4
Exhibit:
The owner's agent has provided the attached exhibit for your review to determine whether the
proposed tile is "slate- style ".
Staff Recommendation:
This exhibit and the actual sample of the proposed tile is not slate -style in appearance and
therefore should be denied as it does not meet the minimum intent of the design manual.
NOTE: THE TILE REQUESTED BY THE APPLICANT WAS APPROVED. IT IS
DISCRIBED VICTORIAN SLATE AND IS MANUFACTURED BY "HANSEN"

Thank you for your patience regarding our review of the Davis Residence. There were some minor
inconsistencies between the site plan and floor plans which added to the review time.
We have determined, as shown in the attached calculations, that the proposed residence is
approximately 68 square feet OVER the FAR allowance for the lot. As the plan correctly states, a house
of a maximum of 9,826 square feet could be considered for the effective lot area of 36,130 square feet.
However, our measurements indicate that the house size is 9,894 square feet - or 68 square feet over
the maximum allowed.
Our calculations indicate a total of 146 square feet of additional floor area than the architect's estimate.
It appears that the stairway area and portions of the garage area were not calculated in the architect's
plans.
The second story area is 55.8% of the first floor area and is consistent with code requirements.
