Committee members present were Carol Appleton , Steven Bergquist, Jim Trabulsie ( Chairman ) , Tom Turcketta , George Carey ( Alternate ), and Sara Provos ( Senior Department Assistant) . Patricia Busch was absent . 777CONTINUEDAE INGS W3- 20-38 Latham Center, Inc . , 1439 Main Street, Map 48 Lot 61 Renovation and Addition to Existing Structures ■ Anne McManus, President and CEO, Brian Benevides, Director of Facilities, and Heather Kelsey Development Director all with Latham Centers, Inc . along with Brittany Blinn , Architect attended the meeting . ■ Chairman Trabulsie read into record the specification sheet for project for the Student Apartments, Community Center and Meeting House . ■ Amendments to the application as noted below; o Clapboard will be used on the front of the buildings that face Main Street ( 6A) . o Hardy board will be used on all other areas that are not facing Main Street ( 6A ) o Entrance door at the Community Center will have grills . o Two wings off the front will be shingled . o Shingles will be used per the drawings and painted puritan grey . o Concrete retaining wall in front will be painted grey . ■ Tom Turcketta moved to accept as amended . Carol Appleton seconded . ■ All voted in favor . H -2-21-49 Marjorie Kroeger, 160 Paines Creek Road , Map 36 Lot 22 Single Family Dwelling ■ Homeowners requested the application to be continued to the next HDC meeting . ■ Tom Turcketta moved to continue to the April 12, 2021 meeting . Steven Bergquist seconded . ■ All voted in favor. H-2- 21-55 Gregory and Carol Wiesel Trustees, 0 Stony Brook Road , Map 6 Lot 26 Single Family Dwelling ■ Jon Bowden of Pleasant Bay Homes attended the meeting on behalf of the homeowners . ■ White cedar shingles will be used on the front and side of the home . ■ Window on second floor over entrance will be changed to match the other windows on the plan . ■ Vinyl shutters will be grey / black tone with matte finish . SCHEDULED HEARINGS v W3- 21-68 David and Sybil Massey, 419 Blueberry Pond Drive, Map 89 Lot 42 Dormer ■ Marcel Costantino of MAC Carpentry represented the homeowners . ■ Chairman Trabulsie read into record the specification sheet . ■ The committee stated the plans presented were not clear enough to decide what will be constructed . ■ Chairman Trabulsie indicated per the Bulletin , plans presented to the committee should be a complete set and include elevations ( i . e . , prepared to scale and clearly drawn so as to indicate the exact nature and extent of the proposed project) . ■ Tom Turcketta moved to continue to the April 12 , 2021 meeting . Carol Appleton seconded . ■ All voted in favor . W3-21-69 Michael Hagan , 71 Weathervanes Way, Map 114 Lot 8 Shed ■ Homeowner, Michael Hagan represented himself. ■ Chairman Trabulsie stated the application was to install a 1420 shed . ■ Roof on the shed will match existing home . ■ Steven Bergquist moved to accept as presented . George Carey seconded . ■ All voted in favor. W3-21-71 Wayne Lencer and Karen Klein , 92 Herring Brook Lane, Map 36 Lot 4 Dormer, Windows, and Doors ■ David Lawler as well as Jack Kay, Architect attended the meeting . ■ Homeowners were also in attendance . ■ Mr. Lawler and Mr . Kay discussed the project with the committee . ■ Natural red cedar shiplap will be installed vertically on the home . ■ Trim will be cedar . ■ A cut sheet for the garage door will be provided to the Building Department . ■ Tom Turcketta moved to accept as amended . Steven Bergquist seconded . ■ All voted in favor . H -3- 21-72 Justin Wharton , 10- 12 Tower Hill Circle , Map 66 Lot 55 Roof Mounted Solar Panels ■ Carol Appleton abstained from hearing this application . 2 Brewster Historic District Committee / Minutes of March 22, 2021 Meeting ■ Diane Addison of My Generation Energy represented the homeowner . ■ Ms . Addison noted that the application presented is to install 18 Black roof mounted solar panels . ■ The committee feels that these panels .will have minimal visual impact . ■ Abutter, Richard Peterson provided a letter in favor of the project . ■ Steven Bergquist moved to accept as presented . George Carey seconded . ■ All voted in favor . ■ Vote 4-0- 1 S-3-21-73 Abigail ' Swanson, 463 Main Street, Map 16 Lot 13 Sign ■ Abigail Swanson attended the meeting . Chairman Trabulsie read into record the specification sheet . ■ Carol Appleton moved to accept as presented . Tom Turcketta seconded . ■ All voted in favor . H -3 -21-74 John and Rebekah Coley, 50 Leland Road , Map 24 Lot 38 Roof Mounted Solar Panels ■ Desiree Revoir of E2 Solar as well as the homeowners were present at the meeting . ■ Chairman Trabulsie noted that these panels were not visible and thereby do not have any negative visual impact on the area . ■ Steven Bergquist moved to accept as presented . S-3-21-75 Brewster Woods Community Housing, Brewster Road / Main Street, Map 56 Lot 68 ( 75 ) Sign ■ Simple Signs of Cape Cod attended the meeting . ■ Sign is considered temporary and will be up while the project at Brewster Woods is going on . ■ White PVC posts will be used . ■ Tom Turcketta moved to accept as presented . Steven Bergquist seconded . ■ Carol Appleton moved to deny as presented . ■ Vote 44 -0 H -3 -21-76 Ronald and Eileen Nardone, 4 Depot Street, Map 65 Lot 22 Dormers ■ Carol Appleton abstained from hearing this application . ■ Alison Alessi of A3 Architects attended the meeting on behalf of the homeowners . ■ Ms . Alessi confirmed that the shed dormer roof will have an overhang of 6" or 8" . ■ Windows will be green . ■ Tom Turcketta moved to accept as proposed . H -3 -21-79 Byfield Cartway, LLC, 79 Byfield Cartway, Map 50 Lot 6 Single Family Dwelling ■ Chris Childs of Patriot Builders attended the meeting on behalf of the property owners . ■ Chairman Trabulsie read into record the specification sheet . ■ Mr. Bergquist noted that the window on the proposed south elevation appeared larger on the second floor than what was depicted on the first floor. ■ Mr. Childs commented that there will be a larger window on the second floor to allow additional light on the upper level . ■ Carol Appleton moved to accept as proposed . D-3- 21-80 Andrew Domonkos, 60 Kingfisher Cartway, Map 91 Lot 14-807 Demolish Building ( Unit 10 ) ■ Robert Perry and Duane Landreth of Cape Cod Engineering represented the homeowner. Mr . Perry discussed the project with the committee and noted that the home was built in 1960 . ■ Chairman Trabulsie noted that the home does not have historical significance . ■ Carol Appleton moved to accept as presented .
