HomeMy Public PortalAboutCorner Lot Policy Corner Lot Policy Effective March 12_2021 CORNER LOT POLICY ▪ Lot, Corner as defined in the Brewster Zoning Bylaw. ▪ Lot Line, Front as defined in the Brewster Zoning Bylaw which allows the property owner to define one street line as the ‘Front Lot Line’. ▪ The owner must submit a written statement attesting to this ‘Front Lot Line’ declaration. ▪ Once a ‘Front Lot Line’ declaration has been presented then a designated change shall not occur without a possible Dimensional Variance if the previous declaration established a structure that would violate a setback by means of the new declaration. ▪ The street chosen for the ‘Front Lot Line’ shall have met the required frontage dimension at the time of lot creation. ▪ Measurement of Lot Frontage as defined in the Brewster Zoning Bylaw would be from mid-point of the radius (arc) created by the street intersection unless otherwise noted on the original subdivision plan. ▪ If the corner lot is created by a layout of the same street, then the owner gets to designate which portion of the lot that abuts the street would be designated as the ‘Front Lot Line’ in keeping with the items described above. ▪ If a lot is sided on three sides by two intersecting streets, then the owner gets to designate which portion of the lot which abuts a street would be the ‘Front Lot Line’ in keeping with the items described above. ▪ If a lot is sided on three sides of the same street, then the portion of the lot which abuts the mid street line will be considered the front lot line and the other two portions of the property which abut the street will be considered as side property lines.
