Motion to recommend approval of special exception to allow additions to an existing
nonconforming structure that currently encroaches 6.8' into the required 30' front setback, 20'
into the required rear setback, 1.5' into the required 15' west side setback and 47 into the
east side setback.
Level III Architectural/Site Plan
Motion to recommend approval Level III Architectural /Site Plan based on a finding that the
proposed additions to an existing Bermuda style home, a new front entry, bay windows, and
an addition to the existing great room, a net increase of 105 square feet, and a new wlute flat
cement the roof and quoins meets the minimum intent of the Design Manual and applicable
review standards with the following conditions:
I. Chain link fence will be screened from the neighbor's view with landscape/ hedge
plantings.
2. The pool screen enclosure indicated on the survey shall not be replaced.

This is to confirm that at the meeting held by the Town Commission on July 8, 2005,
your Special Exception to permit additions to an existing non - conforming structure and a
Level 3 Architectural /Site Plan Review application to permit, a new front entry, two bay
windows, one bow window and an addition to the existing great room, a net increase of
105 square feet and a new flat white cement tile roof and quoins to an existing Bermuda
style home at 1302 Pelican Lane was considered.
Your requests were approved with the conditions that the chain link fence shall be
screened from the neighbor's view with landscape /hedge plantings and the pool
screen enclosure indicated on the survey shall not be replaced.
If a building permit, including the aforementioned improvements, is not applied for by
July 8, 2006 these approvals will expire.

Check List
The following will be required or inspected prior to release of a Certificate of Occupancy:

County Inspections — Final Inspection passed by Palm Beach County
Drainage — A copy of the as -built drainage plan and Engineer's letter is required for
Town records; storm drains are inspected for construction debris. A drainage
inspection will be conducted.
Architectural — Inspection for compliance with previous architectural approvals
(color, style, height, etc.).
Compliance with conditions of approval — some approvals required covenants be
filed, landscape buffering be provided, architectural changes be made, etc.

Landscaping — Com fiance with ap roved plans; all chain link fences must be
completely screened with plant materials; buffering installed if required; no
significant materials in right -of -way; safe sight comers; etc.
Confirmation that all permitting requirements have been met — for example: DOT
driveway permits on AIA, field permit from DEP for landscaping or fencing
seaward of CCCL.
Confirmation that water system capital connection charges have been paid.
Inspection for damaize to roads and Town storm drain s stem.
