D = 2198 Main Street Brewster, MA 02631 ~ � 508-896-3701 Ext. 1125 508-896-8089 Fax www . brewster-ma . gov Minutes of Public Hearing Monday, April 26, 2021 The Brewster Old King' s Highway Regional Historic District Committee , acting under the Massachusetts General Laws, Chapter 470, Acts of 1973 as amended , came to order at 7 : 00 pm virtually being recorded at the Brewster Town Hall . Committee members present were Carol Appleton , Steven Bergquist, Patricia Busch , George Carey ( Alternate ) , Jim Trabulsie ( Chairman ), and Sara Provos ( Senior Department Assistant ) . Tom Turcketta was not present . CONTINUED APPLICATIONS H -4-21401 Kenneth and Sandra Schultz, 59 Great Oak Road, Map 55 Lot 83 Deck ■ Homeowner, Kenneth Schultz was present at the meeting . ■ Specification of door was provided to the committee . ■ Stairs will have risers . ■ Steven Bergquist moved to accept as presented . Patricia Busch seconded . ■ Carol Appleton was not present during this application . ■ All voted in favor. SCHEDULED APPLICATIONS H -4-21412 Robert and Patricia Fitzpatrick, 220 Crosby Lane, Map 115 Lot 14 Modify Existing Garage ■ Anthony Sparandara , AIA, LEED AP as well as the owners were present at the meeting . ■ Existing garage will be demolished . ■ Foundation of garage will remain . ■ Committee feels that a site visit is necessary . . ■ Certificate of Demolition may be required . ■ Patricia Busch moved to continue for a site visit . Carol Appleton seconded . ■ All voted in favor. W4-21413 Donald Poole and Dawn Sternlieb, 46 Main Street, Map 6 Lot 10 Addition ■ Homeowners, Donald Poole and Dawn Sternlieb were present at the meeting . ■ Mr. Poole discussed the project with the committee . ■ Windows on home will be : o 12/8 on the South Side I I o 6/6 on West and North Side ■ Portico will be open on three ( 3 ) sides . 1 I i Brewster Historic District Committee / Minutes of April 26, 2021 Meeting ■ Corner posts on portico will be 6X6 . ■ Abutters Janet and Robert Labdon provided comment in approval of the project . ■ Steven Bergquist moved to accept as amended . Carol Appleton seconded . ■ All voted- in favor , S-4-21- 114 Brewster Conservation Trust, 0 Lower Road , Map 49 Lot 135 Sign ■ Amy Henderson , Executive Director with the Brewster Conservation Trust attended the meeting . ■ Sign will be one kiosk with two ( 2 ) vertical panels within the single frame . ■ Overall dimension of sign is 64X38 ( approximately) . ■ Posts will be 4X4 . ■ Patricia Busch moved to accept as presented . Steven Bergquist seconded . ■ All voted in favor. H -4-21- 115 Outer Beach Investment LLC, 0 Snow Road , Map 76 Lot 72 Single Family Dwelling ■ Richard Dodolly of JC Donald Company, Inc . attended the meeting on behalf of the property owners . ■ Chimney will have veneer brick and painted white. with a black band on top . Steps will have risers . ■ No mulled windows . ■ Carol Appleton moved to accept as amended . Steve Bergquist seconded . ■ All voted in favor. H4421- 116 Aimee Foster, 51 Hillbourne Terrace, Map 115 Lot 20 Roof Mounted Solar Panels ■ Diane Addison of My Generation Energy represented the homeowners . ■ Homeowners were also present at the meeting . ■ Sara Provos read into record several abutter letters . Copies of the letters can be provided by requesting them from the Brewster Building Department . ■ Carol Appleton moved to deny this application on the grounds that it does not meet the minimal visual impact as outlined in the Bulletin . Steven Bergquist seconded . ■ All voted in favor. INFORMAL DISCUSSION ■ Johanna Reed , Project Architect of Jill Neubauer Architects discussed a project for garage doors in the front and rear of the property located at 23 Dune Road , Map 79 Lot 30 . Ms . Reed will come back in front of the committee via a Certificate of Appropriateness . ■ Kari Hoffman and Garran Peterson , Brewster Vision Planning Committee discussed the Community Charter project with the Historic District Committee . 2
