Committee members present were Carol Appleton , Steven Bergquist, Patricia Busch , George Carey (Alternate ) , Jim Trabulsie ( Chairman ) , Tom Turcketta , and Sara Provos ( Senior Department Assistant) . CONTINUED APPLICATION H -4-21-112 Robert and Patricia Fitzpatrick, 220 Crosby Lane, Map 115 Lot 14 Modify Existing Garage ■ This application is being continued to the June 14, 2021 HDC Meeting . SCHEDULED APPLICATIONS H -5- 21- 129 James and Rosemary Blacquier, 238 AP Newcomb Road , Map 25 Lot 1 Shed ■ Nobody was present at the meeting to discuss this application . ■ Committee members had no issues with what was presented . ■ Steven Bergquist moved to accept as presented . Tom Turcketta seconded . ■ All voted in favor. H -5- 21- 130 Dion and Nancy Dugan , 1543 Main Street, Map 48 Lot 68 Roof ■ Mr. and Mrs . Dugan attended the meeting . ■ Chairman Trabulsie abstained from hearing this application . ■ George Carey acted as an alternate . ■ Tom Turcketta , Vice Chair facilitated the review of this application . ■ Mr. Dugan commented that the roof must be replaced as it is in disrepair and feels that this is a fair and just request to replace the cedar shingles with asphalt roofing material . ■ James Trabulsie spoke as an abutter and had no objection to what is being proposed . ■ Carol Appleton moved to accept as presented with the note that if / when the main house is re - roofed , it will have to match what is on the barn . Patricia Busch seconded . ■ Steven Bergquist voted to deny . ■ Vote 5 - 1- 1 1 i 1 Brewster Historic District Committee / Minutes of May 24, 2021 Meeting H -5- 21431 Bryan Jenkins, 3673 Main Street, Map 126 Lot 1244074 Deck with Pergola ■ Homeowner, Bryan Jenkins attended the meeting and reviewed the plans with the committee . ■ Sara Provos read into record abutter letters from Frances Cheryl Muise as well as from Joyce and Tom Fredrick in favor of the project . ■ Lattice will be trimmed and stained . ■ Amendments will include , o Climbing greenery and plantings will be required to be planted on/and near the lattice work . o Lattice will be included on the bottom half on the two ( 2 ) gable ends . o Lattice will be trimmed . o Steps will require an Amendment and will need risers . ■ Tom Turcketta moved to accept as amended . Patricia Busch seconded . ■ All voted in favor. H -5-21432 Paul and Kristen Styspeck, 93 Six Penny Lane, Map 37 Lot 37 Addition ■ Daniel Howard , Owner of Pioneer Builders represented the homeowners . ■ Mr. Howard reviewed the project with the committee . ■ Addition will be placed on the southern side of the existing structure . ■ Cupula will be refurbished , and a photo will be provided once it has been restored . ■ Abutter Lori Shockley asked for some clarification on what is being planned and has concerns with the awning windows . ■ The committee feels that a site visit is needed to better understand the project . ■ Tom Turcketta moved to a site visit and continuance to the June 14, 2021 HDC meeting . Steven Bergquist seconded . ■ All voted in favor. H -5-21433 Mark Grant, 274 AP Newcomb Road , Map 24 Lot 92 Single Family Dwelling ■ Homeowner, Mark Grant reviewed the application with the committee members . ■ Foundation exposure will be 12" , ■ Outdoor shower will be white vinyl . ■ Outdoor shower location will be amended to move it to the rear of the home ( back of the garage ) . ■ Carol Appleton moved to accept as amendment . Tom Turcketta seconded . ■ All voted in favor. i a i 1 i I 9 2 i i Brewster Historic District Committee / Minutes of May 24, 2021 Meeting H -5 -21- 134 Lynn Doherty, 118 Dillingham Road, Map 25 Lot 54 Addition ■ Renato Da Silva of Excel Building Systems Company, Inc . represented the homeowner. ■ Chairman Trabulsie read into record the Specification Sheet. ■ Windows will hot be mulled . ■ Sills and casings will match the existing home . ■ Grill patterns in the windows will match existing windows . ■ Tom Turcketta moved to accept as amended . Carol Appleton seconded . ■ All voted in favor. H -5 -21- 135 Patricia Madigan, 77 Main Street, Map 6 Lot 12 Deck ■ Aleks Mazzeo of Mazzeo Construction represented the homeowner . ■ Railings will be pressure treated wood , ■ Lattice will be horizontal on the bottom half of the deck . ■ Steps will have risers . ■ Sara Provos read into record an abutters letter from Don Poole in favor of the project . ■ Carol Appleton moved to accept as amended : Patricia Busch seconded . ■ All voted in favor . H -5 -21- 136 Franklin Hubbell Trustee, 17 Labrador Lane, Map 126 Lot 95 Storage Building ■ Homeowner, Franklin Hubbell was present and discussed the project with the committee . ■ Application will be amended to include Board and Batten on the rear of the shed . ■ Tom moved to accept as amended . Carol Appleton seconded . ■ All voted in favor. S-5- 21- 137 Brewster Conservation Trust, 0 Main Street, Map 48 Lot 82 Sign ■ Amy Henderson , Executive Director of Brewster Conservation Trust was present and reviewed the application with the committee members , ■ James Trabulsie abstained from this application as he is an abutter to this property. ■ George Carey acted as an alternate for this application . ■ Tom Turcketta , Vice Chairman asked for comments from the committee. ■ No committee members had any comments . ■ Patricia Busch moved to accept as presented . Tom Turcketta seconded . ■ All voted in favor, 4 Brewster Historic District Committee / Minutes of May 24, 2021 Meeting H -5 - 21- 143 Amy Corcoran, 178 Stony Brook Road , Map 15 Lot 6 Roof ■ Charles Spiegel , homeowner represented himself. ■ Chairman Trabulsie noted that cedar shingles on the entire home was approved per a previous application . ■ Mr. Turcketta stated that the difference in material is noticeable on the gable ends . ■ The committee agreed to approve the change of the roof material ( cedar vs . asphalt) on the rear of the home . ■ Any portion of the roof that is not covered by solar panels must have cedar shingles . ■ Tom Turcketta moved to accept as amended , Steven Bergquist seconded . ■ All voted in favor. H -5-21- 144 David Cash and Anne Weiss, 26 Daisy Lane, Map 56 Lot 80 Roof Mounted Solar Panels ■ Ace Solar represented the homeowners . ■ Chairman Trabulsie stated that the solar panels are very visible and do not meet the standard minimum visual impact as outlined in the Bulletin . ■ The solar company will look to redesign the solar panels on the roof, possibly on the rear of the home . ■ Patricia Busch moved to continue to the June 14, 2021 HDC Meeting , Tom Turcketta seconded . ■ All voted in favor. H -5- 21- 145 23 Dune Road LLC, 23 Dune Road , Map 79 Lot 30 Alterations to Garage ■ Johanna Reed , Project Architect of Jill Neubauer Architects represented the homeowners , ■ Patricia Busch moved to approve as presented , Steven Bergquist seconded . ■ All voted in favor. H -5- 21- 150 Thomas and Beverly Carmichael, 9 Mount Pleasant Road, Map 75 Lot 24 Roof Mounted Solar Panels ■ Deirdre LaPira with Freedom Forever represented the homeowners . ■ All panels will be placed on the rear of the roof. ■ Chairman Trabulsie stated that the panels for this application meet the minimum visual impact . ■ Carol Appleton moved to accept as presented .
