Suggested modifications While not mandated by the Design Manual, the following modifications are recommended to add privacy for the neighbor to the north: 1. The 2nd story window, on the north elevation, shall be obscured glass. 2. Plant as needed, four to six, twenty foot Malayan Coconut Palms on the north property line. 3. Install an irrigation system to the existing 10' Ficus hedge on the north property line and fertilize to encourage growth to 15' + / -. Requirements that must be met prior to Building Permit: 1) A Construction Traffic Management Plan shall be submitted for review and approval by the Gulf Stream Police Department. 2) Driveway Permit and a Gulf Stream Driveway Removal Agreement. 3) Unless the home is connected to the private Sewer .System, Health Department approval of the septic system will be required prior to issuance of a building permit. If the home is connected to the private Sewer Svstem a Gulf Stream Review Permit shall be completed. First, the value of the planned improvements is less than 75 percent of the value of the existing residence. Second, the total area of the front yard is 6,354 square feet, and the area of hardscape in the front yard is 2,987 square feet Therefore, the hardscape amounts to 47 percent of the front yard, far below the limit of 60 percent stated in the Gulf Stream Design Manual.
