Prior to the issuance of a certificate of occupancy, the owner of the property shall prepare and record a deed restriction which shall provide that all roof projection and unenclosed covered areas shall remain so for as long as the structure is in existence or exceeds the maximum permissible FAR. 2. Prior to a certificate of occupancy a Gulf Stream Driveway and Removal Agreement will be signed by the owner and will be recorded by the Town. 3. All exterior painting colors will conform to the Gulf Stream Code. 4. If not already, electric service lines shall be buried. 5. Placement of a generator shall meet the standards found in Noise Division III Noise Abatement and control for generators. 6. Placement of front wall shall be a minimum of 7.5' from the edge of pavement. The Demolition Permit, Land Clearing Permit and Special Exception were approved as requested.
