Coyne, Management Analyst SUBJECT: RELEASE OF SECURITY FOR TRACT NO. 071721 FOR ROAD IMPROVEMENTS AT 5549 SULTANA AVENUE RECOMMENDATION: The City Council is requested to: a) Approve the work that has been completed and accept the road improvements for public use; and b) Authorize the release of the security in the amount of $50,550 for Tract No. 071721. BACKGROUND: 1. On September 10, 2012, the developer (i.e., Dexter Sultana LLC, 11819 Goldring Road, Unit C, Arcadia, CA 91 006) submitted a security deposit (i.e., Surety Bond) in the amount of $50,550 for a road improvement permit for Tract No. 071721 . The security deposit was provided to insure that the road improvements were completed by the developer. 2. On May 28, 2014, the City was notified by Los Angeles County Department of Public Works, th at the road improvements were completed and inspected and found to be in compliance with the approved plans. City Council July 1, 2014 Page 2 of 2 ANALYSIS: When a developer is proposing a subdivision in the City, a security deposit (e.g., Certificate of Deposit, Surety Bond, Check) must be submitted to insure that required improvements (e.g., sanitary sewer, water system, street tree, and/or road improvements) are completed in accordance with approved plans. After the improvements are completed by the developer, the City is notified by Los Angeles County Department of Public Works that the improvements have been completed, inspected, and found to be in compliance with the approved plans. Then, the City Council must approve the work that has been completed, accept the improvements for public use and maintenance, and approve the release of the deposited security. CONCLUSION: The developer (i.e., Dexter Sultana LLC, 11819 Goldring Road, Unit C, Arcadia, CA 91 006) submitted a security deposit (i.e., surety bond) in the amount of $50,550 to ensure that road improvements were completed at Tract No. 071721 . The Los Angeles County Department of Public Works notified the City that the road improvements were completed, inspected and found to be in compliance with the approved plans (Attachment "A"). Hence, the City can approve work as completed, accept the sanitary improvements for public use, and release the security deposit. FISCAL IMPACT: This item does not have an impact on the Fiscal Year (FY) 2014-15 City Budget. ATTACHMENT: A.
