HomeMy Public PortalAboutOrdinance 1381CHAPTER 8 ARTICLE 8 ARTICLE 8: VARIATION TO ZONING ORDINANCE NO. 674, GRANTED BY ACTION OF THE VILLAGE OF PLAINFIELD BOARD OF TRUSTEES REGARDING 400 WEST LOCKPORT STREET. Sec. 8--44: Variation of Sign Requirements for property at 400 West Lockport Street, owned by First Baptist Church. WHEREAS, a public hearing was duly advertised and held on the proposed variation to allow variation from Chapter 8, Article 6 of said Village of Plainfield as hereinafter set forth; and WHEREAS, the Zoning Board of Appeals of the Village of Plainfield has heretofore filed a report of its acts and doings in the premises and its recommendations that the petition requesting a variance for the real estate hereinafter described from the sign setback requirements under said Chapter 8, Article 5, entitled "An Ordinance Requiring Permits for Buildings, Structures, and Uses, Dividing the Village into Districts, Specifying Minimum Lot Sizes, Setbacks, and Side Yards, Regulating the Bulk of Buildings Praviding for Appeals and Imposing Penalties", be granted; and WHEREAS, we believe that the sign requirements of said Chapter 8, Article 6, place an undue hardship upon the owner of said real estate; and WHEREAS, it is the opinion of the President and Board of Trustees of the Village of Plainfield that the petition requesting a variance from the sign requirements of said Chapter 8, Article 6, Section G-19 for the real estate hereinafter described should be granted. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS, as follows: Sec. 8-44-1: Territory Described. That the Following tract of land described, to-wit: LOTS 1 AND 2, IN BLOCK 1, IN THE ORIGINAL TOWN OF PLAINFIELD, ALSO THE NORTH 1/2 OF THE VACATED ALLEY LYING SOUTH AND AD~]'OINING SAID LOTS 1 AND 2, EXCEPTING THEREFROM THAT PART CONVEYED TO THE PEOPLE OF THE STATE OF ILLINOIS BY WARRANTY DEED RECORDED AS DOCUMENT NO. R84-107081, IN WILL COUNTY, ILLINOIS. which said tract of land is now subject to the sign requirements as established in Section 6-19 of said Chapter 8, Article 6, of the Village of Plainfield, and is hereby exempted from the requirements that limit signage to four feet in height and twenty square feet in area, and is hereby granted a variance to allow for a sign that is twenty-four square feet in area and five feet overall height, with the following stipulations: 1. Said sign must be located so as not to cause an impediment to traffic sight lines; 2. Said sign is to match the South building line of the church; 3. Said sign shall be set back two feet from the sidewalk. Sec. 8-44-2: Tf Part Invalid. The invalidity of any part or section hereof shall not affect the validity of the remainder hereof. This Ordinance shall be in full force and effect from and after its passage, approval, and publication as required by law. This Ordinance shall be numbered as Ordinance No.1381 PASSED THIS 4th DAY OF November , x.991. AYES: 6 NAYS: 0 ABSENT: 0 APPROVED THIS 4th DAY OF Norcrember , 1991.
