Modifications to a planned development district ordinance, establishment plan, and commitments and conditions can be achieved by following the steps outlined in the Planned Development: District Ordinance and Establishment Plan (Section 9.10 (G)). Minor and major amendments are defined as follows: Minor Amendment: A modification that does not involve an increase in the number of lots or intensity of land uses; the designation of additional land uses; the reduction in perimeter yards; changes to circulation; the addition of driveways or access points; or reduction in the amount of parking. For example, the relocation of an easement could be a minor amendment. Major Amendment: A modification that may adversely impact the purpose or intent of the overall development; or if the proposed modification includes an increase in the number of lots, or intensity of any land use; or if the proposed modification includes the designation of an additional land use. A complete application contains the following: 1. Completed and signed application (hard copy, digital copy, or online application) 2. $100 application fee (to be paid upon submittal – payment does not guarantee approval) 3.
