Applicability
A Minor Subdivision allows for small-scale lot splits to by-pass the primary plat application in lieu a more
expedite process. The following criteria outline what constitutes a Minor Subdivision (Section 9.14 (H) (2)):
1. Does not involve opening more than 1,000 feet of a new public way;
2. Does not include a waivers application;
3. Complies in all other respects with the Subdivision Control Ordinance;
4. Complies in all other respects with the remainder of the Unified Development Ordinance; and
5. Does not result in more than three (3) lots.
A complete application contains the following:
1. Completed and signed application (hard copy, digital copy, or online application)
a. Owner Certification
2. Survey
a. Legal description of all lots involved.
b. Address for each lot involved.
c. Names, centerlines and right-of-way widths of all streets, alleys and easements.
d. Layout, number, dimension, area and building setback lines on all lots.
e. Location of all floodway and wetlands within the boundaries of the site.
f. Areas reserved for park, recreation, conservation, wetland, common area, lake, trails, etc.
g. Space for signatures (i.e. City Planner, Plan Commission President, and Recorder’s Office)
h. Stamp of Registered Professional Engineer or Registered Land Surveyor.
3. $100 application fee (to be paid upon submittal – payment does not guarantee approval)
Required Plat Committee meeting contains the follow:
1. Applicant must present the application at a scheduled Plat Committee meeting.
2. No public hearing is required to go before Plat Committee.
3. Review of proposed minor subdivision of land.
4. Final decision or referral to Plan Commission.
