Pre-application meeting with the Zoning Administrator(City Planner) 2. Submit an application 28 days before the next Plan Commission meeting. 3. Zoning Administrator will notify all interested parties of the public hearing by a minimum of 10 days before the hearing. 4. Plan Commission public hearing 5. Our uses are consistent with the policy,purpose,and nature of the Community Action Plan to'provide for and encourage the development of a broad range of commercial activities, retail sales and related activities serving a regional community.° 2.)What are the current conditions and the character of current structures and uses of the surrounding area? The subject property is a vacant infill parcel of land and the uses in the immediate vicinity are self-storage and various commercial uses.The proposed self-storage will provide an excellent buffer between the commercial and residential zones. It is quiet in nature and generates far less traffic than other commercial uses.Nearby residential areas will benefit from our uses as we provide a valuable moving and storage service to the community. 3.)What is the most desirable use for the subject property? The subject property is a vacant infill parcel of land and the use in the immediate vicinity is self-storage.The proposed self-storage is the most desirable use for the subject property because it will allow a successful sustainable business to expand and continue serving the moving and storage needs of the community.The development of this infill parcel will allow U-Haul to better serve the storage needs of the community and it will activate a property that is currently vacant. 4.)Will the request protect the property values of the surrounding area? We see great opportunity and potential with this underutilized,vacant, infill property.Granting us a rezone for the proposed development will increase business,create jobs and enhance the property values of the surrounding area. 5.)How is the request responsible development and growth? This is a responsible development because the proposed use of this vacant infill parcel will allow U-Haul to better serve the storage needs of the community and it will activate a property that is currently vacant. By doing so,we will be strengthening the financial stability and economic welfare of the area. We are providing community growth by raising property values, providing a good tax revenue, and new jobs.As a responsible owner,we will also work closely with City staff to ensure our development is compatible with the character of the neighborhood. S, Richmond, IN. AREC is the wholly owned real estate subsidiary of the U-Haul System. The above-mentioned property abuts an already existing and functioning U-Haul facility. U-Haul is looking to rezone this property to match that of its existing location and extend its uses onto the new location.The property is currently zoned GC(General Commercial), and U-Haul is looking to rezone it to IC (Industrial Commercial). The abutting U-Haul location is also zoned IC. Through this rezone, U-Haul is proposing an infill development consisting of U-Haul uses of self-storage, and covered RV parking. This infill development will allow U-Haul to better serve the storage needs of the community and activate a property that is currently underutilized. Custom site design for every U-Haul facility assures that the facility complements the community it serves. Adherence to community objectives is key to ensuring that each U-Haul facility is both a neighborhood asset and an economic success. U-Haul is more of a commercial type of use that serves the residential communities within a 3-5-mile radius. We feel the U-Haul would be an appropriate use for the property and there are proven benefits for allowing self-storage facilities in communities: • Self-storage facilities are quiet. • They provide an excellent buffer between zones. • They create very little traffic. • They have little impact on utilities. • They have no impact on schools. • They provide a good tax revenue. • They provide a community service.
