HomeMy Public PortalAbout048-2022 - Special - Amending Zoning Map - Wernle Road COMMON COUNCIL OF THE CITY OF RICHMOND,INDIANA AMENDED ORDINANCE NO. 48-2022 A SPECIAL ORDINANCE AMENDING THE ZONING MAP FOR A CERTAIN PARCEL FROM MEDIUM DENSITY SINGLE-FAMILY RESIDENTIAL (R2) DISTRICT TO A PLANNED DEVELOPMENT DISTRICT -M2 (INTENSE MULTIPLE-FAMILY RESIDENTIAL) WHEREAS, The Zoning Map designates a certain property located at 0 Wernle Road which is legally described as follows,to wit: 0 Wernle Road (89-18-11-000-120.000-028):PT NW&SW 11-13-1 34.656A as Medium Density Single-Family Residential (R2) District, as described on Exhibit A;and WHEREAS, It is desirable to change the above-described real estate's zoning designation to a Planned Development M2 (Intense Multiple-Family Residential) District in order to allow the owner to construct senior multi-dwelling units. NOW, THEREFORE, be it ordained by the Common Council of the City of Richmond, Indiana, that the zoning designation for the above-described property is changed to a Planned Development M2 (Intense Multiple Family Residential)District. NOW, THEREFORE, be it also ordained by the Common Council of the City of Richmond, Indiana, that pursuant to Section 9.10.E.7 and E.8 of the City's Unified Development Ordinance, any revisions to the district ordinance or establishment plan which were made during the process of the planning review would be revised within the updated establishment plan and the same are now approved and incorporated into this amended Ordinance as follows, along with the recommended and approved commitments and conditions: 1. This regulating ordinance with the updated establishment plan confirms that the maximum number of primary structures per lot shall be 26 per lot instead of 10 per lot; 2. The property will be annexed into the Richmond Sanitary District after meeting any Richmond Sanitary District requirements for the same; and 3. The development pursuant to the updated establishment plan will abide by the street light subdivision sections of the City's Unified Development Ordinance. Page 1 of 2 NOW, THEREFORE, be it also ordained by the Common Council of the City of Richmond, Indiana, that, in addition to the above incorporated revisions and commitments and pursuant to Section 9.10.F. of the City's Unified Development Ordinance, Petitioner would be required to submit a detailed planned development within one (1) year of the approval of this amended Ordinance.
