ARTICLE 8: VARIATIONS TD ZONING ORDINANCE NO. 674, GRANTED
BY ACTION OF THE VILLAGE OF PLAINFIELD BOARD OF
TRUSTEES
Sec. 8-24: Variation of Minimum Side Yard Requirements for
Deeke property
WHEREAS, a public hearing was duly advertised and held
on the proposed variation to the minimum side yard
requirements of Chapter 8, Article 6-25 of said Village of
Plainfield as hereinafter set forth; and
WHEREAS, the Zoning Board of Appeals of the Village of
Plainfield has heretofore filed a report of its acts and
doings in the premises and its recommendations that the
petition requesting a variance for the real estate
hereinafter described from the minimum side yard requirements
under said Chapter 8, Article 6, Sections 6-1 through 6-35,
entitled "An Ordinance Requiring Permits for Buildings,
Structures, and Uses, Dividing the Village into Districts,
Specifying Minimum Lot Sizes, Set Backs, and Side Yards,
Regulating the Bulk of Buildings Providing for Appeals and
Imposing Penalties", be granted, and
WHEREAS, we believe that the minimum side yard
requirements of said Chapter 8, Article 6, Section 6-25 place
an undue hardship upon the owner of said real estate, and
WHEREAS, it is the opinion of the President and Board of
Trustees of the Village of Plainfield that the petition
requesting a variance from the minimum side yard requirements
of said Chapter 8, Article 6, Section 6-25 for the real
estate hereinafter described should be granted.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND
BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL COUNTY,
ILLINOIS, as follows:
Sec. 8-24-1: Territory Described. That the Following tract
of land, to-wit:
The south 26Q feet of the north 1612 feet of
that part of the northwest quarter of section
1Q, lying west of the centerline of the Dupage
River, all in Township 36 north range 9 east of
the third principal meridian, Plainfield
Township, Will County, Illinois,
Containing 5.957 acres more or less.

which said tract of land is now subject to the minimum side
yard requirements as established in Section 6-25 of said
Chapter 8, Article 6, of the Village of Plainfield, be and
the same is hereby exempt from the requirement that the
minimum side yard for any building or structure on such lot
shall be 15 feet and the same is hereby granted a variance of
said minimum side yard and is hereby permitted instead a
minimum side yard of 10 feet on the north property line of
said property. On the following conditions: 1.) That the 608
contour is maintained around the building. 2.) That no water
is allowed to flow on adjacent property as to cause flooding.
3.) That a 20 foot front yard easement is granted to the
Village for water and sewer.
Sec. 8-24-2: Part Invalid. The invalidity of any part or
section hereof shall not affect the validity of
the remainder hereof.
Sec. 8-24-3: This Ordinance shall be in full force and
effect from and after its passage and approval
as provided by law.
This Ordinance shall be numbered as ordinance
No. 1188
