Minutes of Public Hearing
Monday, April 4, 2022
The Brewster Old King ' s Highway Regional Historic District Committee, acting under the Massachusetts General
Laws, Chapter 470, Acts of 1973 as amended , came to order at 7000 pm virtually being recorded at the Brewster
Town Hall . Committee members present were Jim Trabulsie (Chairperson) , Carol Appleton , Steven Bergquist,
Tom Turcketta , George Carey and Patricia Busch .

■ General Manager Bob Newman, Executive Chef, Philip flaff and John Moston was present at the meeting
■
Chairperson Trabulsie clarified that the application is similar to the application filed for the previous two years with
the addition of fire pits for this year.
■ Mr Newman stated that the application is the same with the exception of the tents that they will not be utilizing
this season , He also stated they are requesting approval for 17 shade sails, 2 service sheds (one to be used as a
kitchen and the other to be beverages and order placement), 3 firepits and 2 pizza ovens . These will be utilized
from mid May- October (Columbus day weekend) and will be removed for the winter,

■ Chris Hutton, represented the homeowner at the meeting
■ Mr. Hutton reviewed the project with the committee, stated there are brick steps that come out from the
front of the house and homeowner would like to add a portico to stay out of the weather
■ Chairperson Trabulsie confirmed that the portico would not be enclosed
■ Ms. Appleton asked if there would be any detail on the 4 x 4 posts, Mr Hutton responded that it would
only be azek trim .
■ Mr Bergquist asked if there would be a transition between the footing and the brick
■ Committee requested a new drawing and photos of the current home be presented and asked Mr Hutton
to continue until the next meeting
■ Carol Appleton moved to continue. Tom Turcketta seconded
■ All voted to continue pending a signed request to continue

■ Tim Kautz, STLK INC, represented the homeowner in the meeting
■ Mr Kautz reviewed the project with the committee
■ Carol Appleton expressed concern regarding the drawings
■ Mr Kautz agreed to continue the application till the next meeting
■ Carol Appleton moved to continue. Tom Turcketta seconded
■ All voted to continue pending a signed request to continue

■ Bryan Smith represented the homeowner in the meeting
■ Chairperson Trabulsie expressed concern regarding the current vinyl fence that is located at the property,
Mr Smith replied that the fence will be changed to meet the Historic District Committee guidelines
■ Mr Smith reviewed the various types of fence that are currently installed at the property and the proposed
landscaping
■ Mr Smith proposed a 6' natural cedar fence with a cap on top, on both sides of the house in the front
■ Committee commented that the shed was missing from the application,
■ Chairperson Trabulsie suggested removing the shed from the application and submitting it as an
amendment to the approved fence application
■ Tom Turcketta moved to approve the fence as amended . Pat Busch seconded
■ All voted in favor to accept as amended

■ Chairperson Trabulsie reviewed the application with the committee
■ Chairperson Trabulsie requested a signed memorandum of understanding that states the applicant will
