The Brewster Old King ' s Highway Regional Historic District Committee, acting under the Massachusetts General
Laws, Chapter 470, Acts of 1973 as amended , came to order at 7 : 00 pm virtually being recorded at the Brewster
Town Hall . Committee members present were Jim Trabulsie (Chairperson), Steven Bergquist, Tom Turcketta ,
Patricia Busch and George Carey. Carol Appleton was absent.

■ Homeowner Stephen Sullivan requested a continuance until the March 7th 2022 meeting, prior to the
meeting

Roof Mounted Solar Panels
■ Mr David Bridge, Great Sky Solar, represented the homeowner at the meeting
■ Mr Turcketta stated he felt the side of the building was visible, Ms . Busch concurred
■ Mr, Bergquist also stated that the panels would be very visible and asked if there was an option for
ground mounted panels . Mr Bridge replied that there were no good options for a ground mounted
system
■ Mr. Trabulsie asked if the roof lines in the back of the house were considered for the panels . Mr Bridge
replied that they had been considered but would not produce as much energy
■ Mr Bridge suggested moving four panels that would have been visible from the street and placing them
elsewhere on the house
■ Mr. Carey agreed that the garage side panels were visible,
■ Mr. Trabulsie stated the panels would be highly visible given the location and lack of foliage and
recommended a reduction in the number of panels from 37 to 29 .
■ Mr Bridge stated that he was not a fan of the current design, which is visible from the street. He also
stated that the panels are black glass and would not create an impact.
■ Mr. Trabulsie stated that he would like to see more vegetation as to meet with the minimal visual impact
as required by the Old Kings Highway Regional Historic District Act.
■ Mr Bridge asked for the state law that Mr. Trabulsie referred to for the minimal visual impact . Mr Trabulsie
stated it was Massachusetts state law chapter 470 .
■ Mr Bridge reiterated that the panels would be black rectangles and would not have any exposed conduit.
■ Mr. Trabulsie stated that the current project does not meet that minimal visual impact. He also asked the
representative if he would like to continue the application or move forward with a vote.
■ Mr Bridge stated that he would like to discuss the options with the homeowner
■ Tom Turcketta moved to continue. Steven Berguist seconded

Addition
■ Bernadette Macleod, Ryder and Wilcox, represented the homeowner at the meeting
■ Ms . Macleod reviewed the project with the committee
■ Mr. Trabulsie asked if the applicant was replacing the entire roof. Ms . Macleod stated that the
■ Mr. Turcketta stated he would like to see two double hung windows in place of the casement. Ms .
Macleod agreed, but believed that the homeowner had already purchased the window
■ Mr Turcketta asked about the deck replacement in the rear of the home. Ms . Macleod stated that the deck
was going to be replace with composite.
■ Ms. Macleod confirmed that there would be stud pockets between the double windows
■ Amendment to the application to include replacing the entire roof with architectural shingles in
pewterwood, two double hung windows in place of the casement window
■ Steven Bergquist moved to accept as amended . Patricia Busch seconded .
■ All voted in favor to approve as amended

■ The abutter letters were not sent out in time according to . This application could not be heard
and will be heard on May 2"d pending the letters are sent to the abutters .

After the Fact: Additional Dwelling Unit
• Homeowners Christine and Steven Fiske were present in the meeting
• Mr. Trabulsie stated that the unit was not highly visible from the roadway, as well as the roof and siding
was matched to the existing house
• Steven Bergquist moved to approve as presented . Patricia Busch seconded .
• All voted in favor to accept as presented

• Homeowner Michael Quinn , as well as Builder, Peter Campbell , PC Construction , were present in the
meeting
• Mr Quinn reviewed the project changes from the previous approval with the committee
• Tom Turcketta moved to approve as presented . Patricia Busch seconded .
• All voted in favor to approved as presented
