7:11 p.m. President Peterson called the Public Hearing to order,
prior roll call standing as the roll call for the Public Hearing.
Planner Waldock addressed the annexation agreement amendment with
regard to the Reserve Subdivision. This annexation agreement
amendment accommodates Cambridge Homes request for quad style
townhomss in the area previously designed for townhouse
construction on the Reserve project. The overall concept is the
original concept provided for the Reserve Subdivision. The
townhouse area provided for 125 attached townhouse units, that
would be a density of just over 5 units per acre. The provisions
of the annexation agreement amendment are not changed in terms of
area or density, the actual density is reduced, and the storm water
detention areas and the size of the parcel remain unchanged.
Cambridge is proposing the construction of 100 townhouse units with
a quad architectural style. All units are two stories, some will
have one car attached garages and others will have two car.
Annexation agreement calls for a limitation of 20~ one car garage
format. Parking is provided for aver 400 units, inside the garage,
behind the garage door and in reserved parking areas throughout the
project. Subdivision plan associated with the annexation agreement
has a layout which is consistent with the concept plan previously
reviewed by the Village. It provides for 25 four unit buildings,
a private street, extension of public utilities for sewer and water
through the subdivision area. No more than 8 units access one
driveway at a time in the development. No proposal far dumpsters,
they are proposing curbsite pickups similar to single family homes.
The landscaping plan calls for approximately 50 plants per
building, over 1250 plants proposed for the overall development
area. There will be three model types, the Scott, the Newport and
the Classic. The Trustees had a short discussion.
There were no public comments.
J. Ray moved to close the Public Hearing. Seconded by M. Lambert.
Voice vote. 5 yes, 0 no, 1 absent. Motion carried.
