Director Waldock spoke regarding the Annexation Agreement and the establishment of B 3 Zoning for the property owned by the Keller Family which is along the east side of Rt. 30, 660 ft. west of Van Dyke Road, 596 ft. north of Lockport Street. The applicants propose the annexation of 27.5 acres of undeveloped agricultural property located north of Ace Hardware and Ash Manufacturing, along the east side of Rt. 30. The site in this case, is in part to be occupied by the U. S. Postal Service for a new post office site. The balance of the property is to remain undeveloped at the present time. The Postal Serrrice will utilize the eastern most six acres of the property. The current Village boundary i~ contiguous to the subject site along the south property line. The applicants propose the establishment of B3, Shopping Center Commercial aver the entire 27 acres. The applicants desire to establish a commercial zoning category that is marketable and compatible with existing B5 Zoning on adjoining properties to the south. The Trustees had some questions regarding impact fees on this Agreement, in which they have been waived for commercial development far the Subject Property. Tie VFiilage aYso agrees to adopt any necessary ordinances to provide for recapture to Owner for any water, sanitary, sewer or storm sewer lines constructed by Developer, which lines benefit other parties by the installation and/or oversizing of said lines as hereinafter set forth.
