Norris, W. Schempf, M. Krippel. ALSO PRESENT: P. J. Waldock, Village Planner S. Hart, Secretary Chairman Sobkoviak called the meeting to order at 7:00 p.m. Roll call was taken. Chairman Sobkoviak declared the minutes of the August 4, 1992 meeting approved as presented. OLD BUSINESS: None. NEW BUSINESS: 357-072092.V JAMES CHOBAR The site is located in an industrial area along Van Dyke Road adjoining the E. J. & E. Railroad tracks, just north of 143rd Street. The applicants request a fence variance to allow construction of an 8 ft. tall screening fence along the front property line, to screen outdoor storage. The property is a triangular shape, that is rather narrow, the fence along the south part of the property would parallel the existing metal building and run to the property line where it would run along the property up to the E. J. & E. tracks where it would terminate. Staff's finding in this case is the site is unique in terms of its dimensional configuration, the variance, if granted would not harm surrounding property owners, construction would be a positive step in improving conditions on the property. Staff recommended approval a fence variance to allow an 8 ft. tall screening fence along the front property line at 1651 Van Dyke Road as requested. Discussion regarding; the status of the roads, the reason for the fence being build in two stages, and the question of authority to require maintenance, followed. W. Schempf moved to recommend to the Village Board, the approval of the request for a variance from fence regulations to allow an 8 ft. screening fence along the front property line, where a 50 ft. setback is required. Seconded by M. Krippel. Roll call vote: A. Consola, yes; H. Bayer, yes; D. Norris, yes; W. Schempf, yes; M. Krippel, yes; Chairman Sobkoviak, yes. Motion carried, 6 yes, 0 no. One absent.
